Capital Working Hard to Keep Construction Costs Low

Quote:
The capital city says it is doing what it can to keep the costs of new construction low while still providing the services expected. Fiance Committee Chair Danny Breen says the city is exploring a number of ways to encourage the development of more affordable housing in the region.

Breen says the city is doing what it can to keep the costs to builders down. He says the average cost to build a new home is in the 375 thousand dollar range, with the city's costs representing about 2 per cent of that amount, among the lowest in the country.

St. John's in Midst of Building Boom

Quote:
Building permits in the city of St. John's surpassed $347-million in 2013. Councillor Bruce Tilley says the city is in the midst of a building boom, which is expected to continue in 2014. Tilley says condominiums make up a big part of building in the capital city.

He says condos in Kilbride and the downtown, as well as Virgina Park are examples. New apartments are also being built on Topsail Road and Stavanger Drive.

Tilley says other big projects in the capital include hotels.

The Steele hotel, Jag, has been started, and they're hoping for the hotel on top of Atlantic Place to continue to go forward. He says there will also be a few strip malls.

Not to mention the desire to have the elusive SFH in the burbs. Any other major city (well at least here on this side of the pond) people both young and old, single or married, with or with out families are flocking to Condo's, up here there are 7 new condo towers being built with 90% already sold and according to insiders its a 75/25 split between first mortgages and income properties.

The star of the Sea Residences has updated the website. Including new logo above, floor plans, concept pics and so on. Hopefully this means this project will get under way in the spring.

Nice find!! Looks great! Let’s hope this does mean the project is a go.

Also, it's funny how they show the surrounding properties as woods

Happy New Year fellow posters !

Nice find JCE, the Star of the Sea looks impressive. I always get a kick out of how many trees are shown in these "artist impressions".

I noticed a two page spread in the Real Estate supplement in the Telegram this weekend for the Victoria Park condos. Another good looking property...suits the neighbourhood.

Let's hope we see a few more projects kick into high gear this year.

Onward and hopefully "upward".

Just saw the listing here. That complex gets a 9/10 outta me, I just wish there was more color in the property. Other than that I couldn't imagine a better retrofit for that building.

Jack Astor's and Legros & Motti.

The Marconi Building of the Henry-Bell Condo Development, which also includes the adjacent Mix and Mirador buildings.

Fortis Building, 351, Jack Astor's and Legros & Motti:

The Water Street level of 351. Not as bad as we feared considering there's a parking garage above. The main level will be retail, and has wide sidewalks for outdoor seating, etc.

The St. John's Convention Centre expansion:

There is a good discussion going on at the Happy City St. John's Facebook page regarding whether there should be certain design considerations in place for St. John's.

A very good comment from Ryan Crocker !! I have to endorse it 100%.

Does anyone know whereabouts they are with the wood paneling on fortis place? I haven't seen it in several weeks.. Just wondering if they've made any substantial progress

About 2/3 of the south side is done but I haven't see anything added since before Christmas. I drove by there yesterday and it was pretty quiet, as if some of the trades have been suspended due to the time of the year and/or weather, or maybe other reasons.

Here's an article I came across regarding Republic Properties, the proponents of the Lighthouse Project.
