DMTower nailed it on the head. What I find so ironic about that is that SLC School District is consistently rated better than most of the districts in the state, especially Jordan District.

Yes all cities have sprawl and will continue to have it to some point. Part of what needs to be changed is the line of thinking that many people have. A good case in point is Holladay Village, it could have been a very successful mixed use development, but many Holladay residents, many of whom will probably never even visit Holladay Village didn't feel that apartments above retail were appropriate for their city because their preconceived notions of apartment dwellers is negative thus all apartments are bad. Elected officials need to look outside of their microcosm of space and evaluate what is best for their city in the long term.

I ran into this with both Planning Commission and City Council in Payson. A developer wanted to build an apartment complex, managed by a very respectable management company, with very well maintained properties in many parts of the Wasatch Front, but all one particular member could think of was the one existing apartment complex in Payson that was low income with bad management, and wouldn't even consider approval of a zone change to allow for the new apartments.

I have driven by the former Zellerbach property on 300 E and the S-line so many times and see so much potential in it. Here is a first stab at it. I know it's in SSL, but I put it in here anyway. I guess I could have put it in the transit thread.

-Dark Green is green space/pedestrian areas.
-Light green is a designated park.
-Dark Red would be 4-5 story mixed use residential/commercial/retail, heights could from building to building.
-Blue would be 3-4 story residential, again with heights differing from building to building.
-Orange would be 2-3 story residential, townhouses/rowhouses. (would be most appropriate for abutting single family single story residential.
-Parking for all areas would be either underground, or first floor of several of the buildings. One of the blue buildings could also be a parking garage with retail on the ground floor.
-I felt the walkability of the neighborhood would be increased by adding a small street from the existing grid, into this new area. I choose the spot I did because that is a 70's era duplex that wouldn't be missed on that street.

I would put retail in the ground floor of the dark red buildings. It could have openings facing the streetcar and on the opposite side facing the residences.The retail would get more business from people riding the train.

Yeah, that's what I intended. When I said mixed use I meant retail on the first floor, I should have been a bit more specific though.

So speaking of mix-use development in SSL near the S-line, what ever happen with the "market station" or whatever it was called that was planned between state and main streets? Is that development still in the works? Or did it die?

It died, but South Salt Lake is trying to make their own version of it.

I just came accross this propossed building in Sana Ana, CA. It is set to become the tallest building in Orange County. It is pretty much just a glass box but has a round crown on the top. Do you guys think that adding something like this to the top of 111 would look good? It just adds a little variation to the design

Stenar is correct, it died, and SSL is trying to revive it a piece at a time. SSL owns the majority of the land between the S-Line and 2100 S. They recently added a road between State and main and have a development concept plan. I see the concept plan at the 300 E S-line stop on opening day. It's a plan for the entire area fronting the S-line between State and the Trax line at 200 W. I should have taken a picture of it but I didn't, I apologize. I'm going to refer to the former Market Station as SoSaLa.

So while the development is currently not happening, the plan is in place for the area. I really think with SoSaLa, the potential at 300 E and of course the heart of Sugarhouse, this corridor is going to be a very popular place to live/work/shop, and will be a very ubran corridor, mixed in with the traditional areas of both cities.

I just got a news bullion in my mail.

It sounds like Garbett homes is going to be building 33 units in salt lake. 4 on almond street and the rest on west temple between 200-300 north.

I wish they wouldn't build there. I love that little bit of open space there. That stretch of West Temple, is one of my favorite places. It's a cute, little road.

Although, since they are building there, I wouldn't mind living there. Also, I think Garbett Homes is the most interesting home builder in Utah with their low energy use, modern designs, and even some homes are Net Zero.

The Shilo Inn now has a Christmas tree on top of it like the US Bank tower in Boise. I feel like it was trying really hard to get my attention while I was driving on I-15. It was meant to put me in the holiday spirit, but instead it just kinda pissed me off. Not because it was a tree, but because some poor soul had to take the time to put it up there.

I'm sick as well, Future Mayor. Can we be sick buddies?

That's a shame about the Market Station. I was really looking forward of seeing that 27-story condo/apartment tower rising from that area. I hope SSL's plans for that land is just as big. But I'm guessing we end up settling for 4-6 story buildings. Either way, it will still be a big improvement to the area.

I agree EP, 500 W while is has some density, it is very uninteresting and there is no reason for anyone to venture onto it, particularly from the Gateway if they don't live on it. The Alta project is going to be approx 500' of approx the same height and very similar facade pattern with the only pedestrian entrance at the corner. BORING!

I expressed that "wall" effect at the PC meeting and non of them agreed. Sorry but to me 500' of non interaction is very very boring and not pedestrian friendly.

20 stories at around 280 FT. I miss the old key bank tower.

it has a nice parkway in the middle.. but like anywhere in the area it is infested with druggie transients.. :/

this is one of the problems that I also have with building the CCH at RWP and making 200 south a main connection corridor to gateway... once you hit 300 West there are drunks and druggies all over the place... it just doesn't feel comfortable... the problem isn't going away without relocating the shelter.

Perhaps we should movie all the facilities to WVC.. Decker lake area.. keep the capital and tourist areas nice..
