Except that not every intersection will become prominent, even by your example. There simply isn't demand to have a flashy intersection at every intersection. Even Manhattan and Westminster have quaint side streets despite extensive urban development.

109th and Jasper is a major intersection with a lot of visual presence from passing auto, transit, bike, and pedestrian traffic. It would be nice if it were designed to act like one. It could be our "midtown" in a way. I'd say Jasper and 109th is more important than 104th and 109th due to Jasper being our main street and being more "central" and in a less thoroughfare-like environment, so I'd rather work go towards beautifying that intersection than 104 and 109.

109th and Jasper could develop as a great Edmonton intersection just like 101 and Jasper, 100 and 102 Ave, Jasper and 97, Jasper and 104, Jasper and Capital, 101 and 102, 104 Ave and 101 St, etc could become.

I am new to living in toronto, and I guess I'm using it as a comparison. There's no standout intersections (save for yonge and dundas) because it is so developed. I see the same thing happening eventually in edmonton where we will have some nice density between 105 ave and jasper all the way from 97 st to 124. So any new building to add to his density is welcome. And although everyone seems to think toronto and Vancouver are the centre of the universe for good design in canada, the majority of the new buildings in toronto are extremely boring glass boxes... So design wise Mayfair north is on par with any of the boring glass boxes here... And at least the newest version has more density than the last 'institutional-looking" one...

I get that they had restrictions, but I still am left uninspired by the new version. I'm not saying that to be negative, just as a statement of opinion that others share. What goes ahead, goes ahead, but I still feel what is left is disjointed and a bit awkward.

edit (that being said, this isn't a bad design, i just see it somewhere completely else. I still feel this site could use more.)

There's a lot of tasteless new condos in Toronto (just like there are in Vancouver, Calgary, Montreal, and of course here in Edmonton), but not every building is going to be drop dead gorgeous when you're in a high-rise boom on the scale that Toronto is.

No standout intersections? Off the top of my head...

Construction starts on City Centre airport site

Now that the last planes have left City Centre airport, crews have begun to transform the site into a residential community.

Over the next couple of months, the runways and taxiways will be dug up and recycled.

"There's asphalt, concrete, there's probably gravel under the runways. We want to re-use that material," said Mark Hall, executive director of Blatchford Redevelopment.

Before any material is dug up, crews will spend the next three to four days removing snow off the site. Just one of the many stages to complete the project.

"This is a large site," Hall said. "We're looking at probably 15 or 18 different stages over the same number of years."

Hall is looking forward to when the first families move into the community.

"The first residents, they'll be pioneers in Edmonton as far as that project is concerned," said Hall.

The first residents are expected to move in late 2016. Once the development is complete, Blatchford will be home to 30,000 people.

You just reiterated my point. Lol there are no stand out intersections because every intersection is amazing. Hopefully edmonton gets to that point.

The only thing that will be interesting to see will be if having matching street level and differing upper floors will look awkward....

I'm pleasantly surprised by Mayfair North. I have no doubt that innovative (read: expensive) engineering techniques could overcome this site's restrictions, but, short of that, I think what's proposed is good. Moreover, a 8-10 story, glass, and well-designed condo development is sadly unique in Edmonton.

I think the architectural solution to this site is really interesting, too. It looks like they have essentially broken the building up into three distinct sections (108st building, awkward middle, 109 st building), which has the effect of minimizing the awkward middle. I really like the 108st building. It's got a visually interesting facade and meets both 108st and jasper with active, right to the street, retail. The 109st building is necessarily narrower, but again it's interesting to me. The middle section is unavoidably awkward, but the stronger street front retail mitigates some of that, as does the material choices, which make the building much less imposing. Overall, I think this is a win, and kudos to those who took the time and effort to write letters etc.

Is this the Central Pentecostal Tabernacle site? I believe "The Edge" condo was proposed here back in 2006 and was decently designed as per the original renderings.

Phase 1 is u/c and almost done on the exterior, I believe this is phase 2?

No, the almost complete development on this block is studio ED, I think. It's not on the Central Pen site, it was vacant or a parking lot before. It might have been owned by the church, but If so it was sold separately.

3 floors of commercial plus almost 200 condos sounds ambitious, and probably accounts for the whole lot, and if this and the long-stalled condo ( vermillion?) get done it will really change the feel of the area.
