The variance notice is now up for the James Avenue Pumphouse. There's going to be lots of (nimby) opposition to this one (I'm hoping it goes through)

Did it have the hearing date? I searched DMIS and couldn't find anything with 109 James...

You have to wonder how much it costs the gas companies in taxes and other fees to hold on to these lots. A number of them in Winnipeg sit empty for decades on major routes (Henderson, Portage, Regent etc.), you think there would be demand for the lots.

I remember the store fronts between Linden and Roberta that were torn down when the Esso Station went in on that strip of Henderson.

they sit empty because of the costs of remidation and libilities to clean them up its cheaper to have it sit empty and pay taxs on it then to sell it

I suggested yesterday that there's going to be opposition to the Pump House Development, and here's one of their 'internal' emails to show.

Looks like they even have a blog. The 'Wanda' referenced in the email is well known artist Wanda Koop, looks like she has her own vision for the Pump House - you can see this in the blog.

It's now or never. We have until December 16th (a little less than two weeks) to write a letter of appeal.

Build the PumpHouse!! A wonderful and forward thinking proposal to create more density and diversity in the East exchange!! We need people,business to invigorate the neighborhood, not Pump House park.

How about letters of support to the City Clerk!

While I'm not entirely sure this is 'the' solution for the Pumphouse, it may very well be the last hope. It's time to get something done with this poor building.

Next summer, the Pumphouse is going to be in my front yard as I'm moving in on James. So speaking as a future resident of the area, I'll take this development any day instead of looking out at a boarded up Pumphouse.

I don't live in the area, so I am staying out of this battle.

I am all for it, but really, if the people who actually pay to live around there don't want it, who are we to judge?

Yeah all city decisions should be based around the people who live in the area....

^ in this case, yes they should. People bought into an area with a pre-existing height restriction. How is it any of my business if they are against a 24 storey building getting plunked beside them? Why is my opinion of any value?

I guess you never set foot in the exchange district.

There are thousands upon thousands of people who walk through, drive by, shop, party, attend concerts in the exchange district without residing there. Their opnion is of no value? They can't think this is bad or good for the neighbourhood? Totally disagree. If someone wants to express their opinon on a projectthat affects one of Winnipeg's jewel neighbourhoods, for or against, they should speak up.

One issue there about this thinking in general is that areas are often viewed as being "exclusive" and opening up the area to new development can increase supply resulting is decrease demand (and resale value) for existing places. If this type of thinking is permitted green field development throughout the city will come to standstill, just look at the opposition to development of the Parker Lands or "Kildonan Mile" as examples.
