Has to do with land/housing prices and tax structure. One of the benefits of still being allowed to be part of the county. If they incorporated, they would be the fifth largest city in Alberta (Ft. Mac would bump them down to 6th if they did as well). If that were to happen, I'd imagine it would cost a lot more to live there.

That being said, I would never consider living downwind of Refinery Row.

That is one of the reasons I though of this. Raw sewage is not that bad.
But this whole thing made me think of all the horendous facilities I have been at over the last 30 odd years.
Replaced three vacuum pumps at Foothills in Calgary, in around 2002 or so.

I don't think anything else comes close in terms of disgustingness. I still have nightmares.

Back in September there was a power outage and all three refineries had to burn everything and start over.... that black and silver cloud wafting over Sherwood Park that Saturday morning was massive and looked downright scary (it looked awesome from the West, though).

I know people who work for Suncor and Imperial Oil who received a lot of angry phone calls and hate emails from Sherwood Park residents over that!

^ I don't know what you'd expect if you chose to live over there..

Good points made about industrial land though... look at the rail yards north of 104st, the old factories along the NE LRT ROW that are all infilling with resdiential after the industrial uses became no longer viable.. Many old factories and warehouses torn down and replaced with residential.. Edgewater being the latest, replacing the old GWG factory with 750 units of resi

Don't forget the muni, you could add a good portion of the area around Gateway Boulevard as well.

Not sure if it has been mentioned, but they seem to be installing LED light strips along the corners of the new ATB building. I think the TELUS branded tower will follow.

I think it's only for the North tower.. it's a ticker board I believe
