Especially in older neighbourhoods that were built in a time when surveying wasn't as exact as it is today.

Annexation plans raise fears over farmland

A proposal to annex part of Leduc County has some people concerned about the future of agriculture in the area, says the City of Edmonton's urban planning manager Peter Ohm.

About 300 people attended three recent open houses to discuss city plans to take over 156 square kilometres of its southern neighbours, including the Edmonton International Airport and a slice of Beaumont, Ohm said Wednesday. The city argues it needs the land so it will have room to grow for 50 years, but Ohm said numerous speakers indicated they enjoy their rural lifestyle. They also asked what would happen to the district's high quality farmland...

Approval puts Aviation Museum's 737 closer to takeoff to new home

The race to fly the Alberta Aviation Museum's Boeing 737 to its new home in Villeneuve before the City Centre Airport's last runway closes has received a big boost.

Transport Canada gave approval late Tuesday to proceed with the thorough safety inspection needed before the plane is allowed to take off. The airliner must be flown out of the airport before 4:49 p.m. on Saturday. That's when the last runway closes as the airport prepares for redevelopment into a residential community....

Idiots.

1) Industrial expansion is not sprawl. You infill older industrial neighbourhoods in the central portions of the city therefore you need new industrial areas on the edge of the city. You attract 50,000 people a year to this city, you need facilities for them to work. Not everybody can work at a trendy microbrewery or tech start up. People still need to distribute goods, manufacture and service the O&G sector.

2) This area can be developed to City of Edmonton Standards or the County of Leduc Standards. Do we want this to look like Nisku with surface drainage, ditches, sub standard road structures that rut far to easy, developed as cheap as possible forever sterilizng the area as low rent industrial with extremly low land values and therefore low taxes or should it be developed to look like one of the newer industrial neighbourhoods within the city with proper urban road profiles and landscaping requirements and transit connections? If your of the belief that the brunt of municipal taxes should be paid by the industrial and commercial base then it's pretty clear what contributes more.

It is far more expensive to build something within the City of Edmonton as it is to build something in a surrounding county or suburb. The city requires far more from developers so it doesn't burden existing residents to pay for this growth. If the motive of these residents is sustainible development they should welcome the city annexation plans.

^One would figure that the County would be aware of the repercussions of allowing low infrastructure standards considering the issues they are dealing with in Nisku. Theirroadways are a complete mess and they are scrambling to improve their standards (poor pavement surface, insufficient roadway widths, lack of sidewalks to accommodate access to bus stops, etc). All this comes at a huge cost and its only been since the late 2000's that they've started to apply levies to new developments. But these levies are not a enough to cover the deficit.

Leduc County also lacks the mechanisms to fund offsite development and fund oversizing of infrastructure for future adjacent development. The CoE has a pretty good system of ensuring developers reimburse one another when one is required to build something that will be used for numerous adjacent develoments. It ensures that there is a cohesive servicing solution that is ultimatly far less expensive to maintain and expand.

Leduc County is clearly only interested in grabbing as much industrial development as possible by making it the least expensive in the region to service. All municipalities in the edmonton region need to be equal to ensure that industry pays its fair share.

Truthfully, If Edmonton needed to obtain some industrial land, they should first push for getting Refinery row.

But if all goes the way the GoA has worked in the past. Edmonton will get the west side of QE2 up to CYEG and Leduc county will retain the east side.

I was out at the waste treatment plant the other day, and as I was walking through I made the comment that it was NOT the worst smelling place I had been to. (Worsts place has to be the rendering plant.) This started the discussion on odor from commercial or industrial facilities. How do municipalities deal with odor complaints and what is considered tolerable. I know the open compost facility in Winterburn is constantly getting complaints. But I have been to some food processing facilities that made me gag.
I had an office that was down wind of the McGavins bakery, great aroma on a cold winter day and then occasionally you would get a good olfactory load of garlic from the pasta plant nearby and it made your eyes water. So what is acceptable?

Ever notice how most North American cities have the least diserable areas on the east side of the city? Heavy Industry is typically located to the east to ensure winds did not blow pollutants into the city.

That's why I never understood the desireability of Sherwood Park.

I can see the cooling tower plumes from my front window in Goldbar. And it's a $450k house, that close to industry.

Edmonton is wierd that way

All of Southern Ontario. And yes I saw the Hot Sauce factory.
That is one of the reasons I though of this. Raw sewage is not that bad.
But this whole thing made me think of all the horendous facilities I have been at over the last 30 odd years.
