Chicago restaurateur coming to Center City

New York restaurateurs have been parachuting into Philly of late.

Here's one from Chicago, and this deal is a big one for Rittenhouse Square.

Alfredo Sandoval, who owns the upmarket Mexican restaurants Mercadito in Chicago, New York and Miami, will install a branch - twinned up with his cocktail bar Double A - at 2116 Chestnut St., the new high-rise at 22d and Chestnut Streets. (And less than two blocks from Stephen Starr's El Rey.)

Both Mercadito and Double A are now paired in Chicago's River North, with Double A set up speakeasy-style in an underground space accessible by a door with a peephole.

Drexel still has plans for a hotel at 30th Street. But the school decided to move on the one at 33rd Street first.

Work at 1514-1520 S. 9th St. first started a few months ago, stalled for awhile, and then resumed late last month, according to the Passyunk Post. The renovation of the building will breathe new life into the bricks, preserving some interesting exterior architecture that will make the building stick out from its surroundings.

The renovations come as a bevy of new apartments are being constructed in various places around Passyunk Square. Up at 1221 Broad St., the Armory building went down like a Halloween Snickers bar this fall, and will be replaced by a 50-unit apartment building. On the 1800 block of Passyunk, 16 apartments have been proposed for the former King of Jeans spot, plus there are plans to transform the former PECO station at 6th and Federal into apartments as well.

Drexel University plans a groundbreaking tomorrow for a new $170 million, 24-story, 580,000 sq ft building that will house 1,300 students and 11 stores, at 34th St. and Lancaster Ave.

That's revived from what Brad Maule used to keep on PhillySkyline.

There has also been a rundown of Philadelphia projects on the first page of the Philadelphia Development Thread for several years now though it hasn't been updated in ages. I used to maintain it myself. When the next development thread begins someone here with the time may want to maintain it but that person would have to be the one who starts the thread.

This is just a stab in the dark (ugly expression) but I noticed the Papa John's on the corner of 21st and Market is now vacant. That means the only thing still running on that north Market Street block is the fire station. And on the next block west the only thing that's still viable is the parking garage (next to the sad site of the Salvation Army collapse). It would be great, great, great if the reason that Papa John's finally closed is that this/these blocks are FINALLY gong to be developed with something worthy of Philiadelphia's main entrance from 30th Street. 500 apartment units (next to the very successful AAA building conversion) would do it. Although that would cinch the speculation that CC is becoming a bedroom community for the burbs. Still, not bad. 24 hours of dining, dancing, shopping and play.

When you are that close to 30th station you not only can work anywhere within the whole metro, but also manhattan becomes possible too.

Could it be that their pizzas were not that good? Unfortunately, I don't see that area being developed anytime soon due to many factors. First, the TSQ porn king who owns it is worth about $150,000,000, but that may not be enough to cover all of the lawsuits from the families of the deceased victims. It probably will be tied up in court for years. Second, Philadelphia does not have the job growth to support a lot of new office buildings and there is plenty of other desirable space to build on. I agree it is a gateway from 30th street station and one day it will be able to support offices or mixed use development. Also, one of the family members wants a large memorial park where the Salvation Army was at 22nd and Market and we all would be hard pressed to deny them this taking into account their losses.

Summersm343, Regarding the possible 600ft residential towrer, did you happen to catch if it is rental or condo? My understanding is that we've finally absorbed most of the new condo space from the last boom and could handle some new units. But then apartments seem to be going strong as well, with a lot of new apartment buildings selling for much more than it cost to build them. I'm hoping this proposal ends up being that last empty lot on the north west side of Rittenhouse Square.

No, he did not say... and I didn't say for sure it will be 600 ft, I said if all of the units are in one tower, IT COULD be up to 600 feet
