Salt Lake Clinic - INTERMOUNTAIN HEALTH CARE

VCBO ARCHITECTURE...http://www.vcbo.com/ihc-salt-lake-clinic.html

When Intermountain Healthcare's aging Salt Lake Clinic (circa 1958) had reached the end of its useful life, VCBO Architecture was selected to provide a comprehensive clinic design on the existing site--a desirable central location. The 100,000 square foot clinic will provide space for 50 physicians, an imaging department, clinical laboratory, pharmacy, administrative and reception spaces as well as an InstaCare to serve the central Salt Lake City community. The project challenges include a sloping site and the need for the existing facility to remain operational throughout construction, as well as maximizing parking and maintaining the ambiance of the surrounding established neighborhood. The clinic is designed to be more comprehensive and integrated, enabling care that is not only patient-focused and staff-focused, but is capable of pulling various clinical practices into a broad and flexible environment. Facility amenities will include ergonomic staff spaces and best-of-breed inpatient facilities that address a wide variety of patient comfort and treatment issues while attending to critical health care delivery parameters. The open clinic design will allow scheduling based on peak demand time and allow more use of physician-extenders: nurses, nurse practitioners and physician assistants. The Clinic's airy lobby space and four-story, open stair promotes visual and physical connections between the floor levels, which is beneficial to the success of a medical clinic. Besides the positive feelings that open spaces nurture, patients and staff will benefit from the interconnectivity between separate levels when having to navigate the clinic vertically. Waiting areas will provide patient comfort and privacy while simultaneously encouraging staff efficiencies and visibility, with plentiful daylight, calming artwork, and subdued, well-placed lighting.

According to the November issue of the Agenda, newsletter of the Greater Avenues Community Council, the population of downtown is 5000. 12% of Greater Avenues residents work downtown. A draft vision statement has been developed as part of the Downtown Master Plan. Boundaries of study area are North Temple, 200 East , 900 South, I15. Workshop Nov 20 at 6pm at Local Utah First, 865 S 200 West.

5000 isn't a lot, but hopefully with all the new downtown housing developments taking place that number will skyrocket in a few years.

I honestly won't be surprised if that number more than doubles in the next 5 years. Liberty Gateway, the new apartments across 600 W from Bridges, the proposed units between 2nd and 3rd on 500 W, those three alone will add several hundred units. Not to mention the LaPorte project, Cascade (which requires Richards Court and Regent to fill up). If a location for a permanent year round market is selected, after the Rio Grande test this winter that could spark an additional housing spurt somewhere in the city. Another thing that will assist in downtown growing is the SLC UTA pass that starts next year. If that program continues I would suspect that it could help to increase development, particularly in the Depot/Gateway District. That could become a very attractive area for people that work anywhere along the Wasatch Front, and simply use UTA as their commute vehicle.

Downtown definitely seems to have an explosion of new condos and apartment buildings, but as was discussed earlier, there has to be more affordable housing to attract more residents. Pretty much everything in downtown proper is either low income (where you can't be a student and below the poverty line) or luxury offerings. That excludes a lot of students and young professionals (who aren't yet making the big bucks) who are the most likely to want to live downtown. It's a tougher sell for families.

If downtown can host viable businesses and community amenities, people will see the value of being able to ditch the car and long commutes and walk to shop, play, eat, work, etc.

What do people consider to be affordable for middle class or student apartment costs per month to live downtown? $1000 for a 2-bedroom? $1500?

$1000-$1300 seems to be about the median market rate for a 2 bdm in Salt Lake City proper.

Dear Lord. Wish I was only paying that much. And I don't even live downtown. Daybreak isn't cheap.

Photos Bump... But of course, also posted on the Sugar House Thread.

Wilmington Flats

VCBO ARCHITECTURE...http://www.vcbo.com/wilmington-flats.html
The Wilmington Avenue project brought together a diverse group of stakeholders with a vested interest in developing and designing an urban garden destination in the heart of the funky Sugar House business community. This small parcel is nestled among an interesting mix of unique businesses, urban condominium dwellers, and satellite Westminster College teaching and living spaces, all abutting a protected riparian stream corridor called Hidden Hollow. The challenge and goal of the Salt Lake Redevelopment Agency for this property was to protect and enhance the riparian corridor, energize this unique small business sector of the Sugar House community, create a public plaza gathering venue suitable for concerts, farmer’s markets, other community uses, and provide affordable housing units in a community that is lacking in that regard. The plaza is a central connector that encourages foot traffic to public transportation, the nearby Sugar House Park, local businesses, Hidden Hollow, and the Westminster College campus auxiliary spaces.

This is one of my favorite views of downtown. Especially looking west on 200s. There is just something about the Century Link building that I like. It's not inspiring but It really adds to the east side skyline view

Sorry I don't have pictures, but I thought I'd report anyway: The facade work has begun on the new Boyer building. Skin should be going up soon. And there's been a real push forward on the La Porte construction on State Street. I dare say they'll be all above ground and rising before Christmas.

These are the signs on the trees...I didn't look at each of them to see if they are all going to N St.

I am glad the trees are being moved to a new place. When BYU said they were keeping the nice big trees around the old Heritage apartments, what they really meant was chopping them down, then returning them to the site as landscaping mulch when construction was done.
