What a defeatist statement. You know, our elected officials can require the developers to go beyond the absolute bare minimum when it comes to design.

It is not defeatist at all, it is just fact. Do you see Bed Bath and Beyond (an example) opening in Osbourne Village, Corydon or the Exchange? Never, not here. Big businesses have a formula that works, that is why they're successful. Plenty of parking, short trip to the door and back. That's what we want. That's what we get. We're not Manhattan.

Elected officials thought Portage Place was a good idea. Let's leave them out of the business of retail.

All of my vacations in the past 5 years except one to St. Lucia have been to cities to enjoy walkable neighbourhoods. I love walkability, I just know it is not a priority here, not in my lifetime.

Yeah River! I think an urban Costco or Home Depot is sorely needed in the Exchange or Osborne Village area, don't be so negative!

Semi construction related:

Competition Bureau has given the OK for Sobeys to take over Safeway, on the condition they close certain stores. They will have to close 4 Safeways in Winnipeg and Price Chopper on Pembina.

Makes me wonder what will happen to the one at Grant Park, which is on the list... what will they possibly put there? Another Wal-Mart?

Also, Price Chopper is a big loss, there are a lot of people in the area who walk there for groceries, the closest store to Earl Grey/Crescentwood will now be Sobeys on Taylor, which is also much more expensive.

I don't want to be a dink face but I'm pretty sure Sobeys owns Price Choppers. So I think the prices would and are similar at both stores, again not being a dink face.

I think you could run for council on that platform... "Riverman: You'll take whatever Shindico gives you and you'll like it!"

Isn't that the platform of the current elected officials? But you have to include a few other developers.

This saddens me. Mostly because you state that you vacation to enjoy walkable neighbourhoods, but seem to believe this isn't possible here. It is possible here, we just need leadership that will bring this sort of thing to the forefront.

What makes this funny is the fact that you are not the only person like you. I know a lot of people who travel to cities that have great walkability because it is actually what you want, but they return home in a defeated manner (yes, this is a defeatist mentality) and say "that would never be possible here".

With Shindico?

In other news, I don't recall hearing about this in the local media or here, but at September's PP&D committee meeting, 5468796 applied to build a two-storey condo building spanning Pacific Avenue West, basically in the backyard of the Westbrook Hotel on Keewatin. The application was rejected by the city on the basis that it would disturb mature trees on the boulevard.

There was no rendering attached, but what a strange-sounding project...

Yes, a total of 50 condo units. It will be great for the area.

There will be a Wal-Mart Supercenter in the new Shindico development off Taylor. The former Grant Park Safeway will have to be something else.

I don't get why it has to be built over top of the existing street... it's not as though there is any shortage of vacant or underused land in the Brooklands area.

I'm also a bit puzzled by who the target market for the condos will be... housing is cheap in the Brooklands (which, for the unaccustomed, is a somewhat gritty working class neighbourhood in the NW corner of the city) and I'm surprised that a new build could be cost competitive with the houses on the market there. It's not an area that is likely to attract too many people who were looking at condos elsewhere in the city.

More power to the developer if they can get it built, but it just sounds odd.

Although not per se Winninipeg construction, large never the less adjacent to Winnipeg.

East St. Paul plans to build 1,200 homes

The Fahr Group has continued to move forward on its multimillion-dollar plan to develop about 265 of the 500 acres of land it owns in East St. Paul.

If approved, the land will be converted into single and multi-family dwellings, with a commercial section that is being called the Village Centre, Johnathan Fahr, vice-president of operations, said.

I think they will be pretty inexpensive. 3 storey wood frame.

I don't believe they are to span over-top of Pacific. There are 2 phases, one will sit on either side of Pacific. I think there may be some issues with the back lane though, possible closure wanted.

The expansion plans into Canada for Whole Foods suggest Manitoba, and more likely Winnipeg, would see serveral of their stores open here. The Grant Park Mall and St Vital Mall are both fairly high traffic locations in or near more affluent areas of Winnipeg. Further, it seems counter-intuitive that Sobey's will continue to operate two distribution warehouses in Winnipeg even though the Competition Bureau said they could.

I think the outcome of the Safeway sale to Sobey's will see the St Vital, Southdale and Grant Park stores convert to the Whole Foods banner along with the Safeway distribution centre on Route 90. The Safeway milk processing operations though may go either way.

Further, the list of locations to be divested (sold or closed) is the minimum for the deal to be completed. It is hard to imagine that both the Sobey's and Safeway on Lag near Regent and both stores in the Unicity area will continue to operate long term. I am sure there are other locations I have not identified that are being considered for sale/closure.

As for the Main at Luxton store, that ones seems to tie in with the rumor that Loblaws kept the property for their closed Extra Foods store next door. Could a deal be in the works for a larger, newly constructed, Loblaws branded store to open on a combination of those sites? Alternatively, might the local residents that banded together to form a coop to save Pollock Hardware take on the challenge of running a grocery store coop on the Safeway site?

Yes, the brands at these locations have reached the end of life but that does not mean to end of grocery sales at these sites yet.

Interesting - thanks for the background.

Just for clarity, the portion of the project that involves displacing trees is described on the city's website as follows:

"a proposed two-storey residential bridge across Pacific Avenue West, including supporting structure"

It goes on to refer to requirements for a 5m clearance from the road to the bottom of the structure if the tree issues are dealt with and construction proceeds.

Perhaps the developer has scrapped the bridge portion of the project...
