I work at the Grant park Sobeys next to this so I'm very interested to see how this will all turn out, especially the south-east corner near pembina and the rail tracks

Although the multi-use building concept doesn't look too bad. The rest is looks like typical retail stuff found everywhere else.

But this isn't true... Walkable and pedestrian oriented doesn't mean you have to walk long distances to your car. It means that pedestrians take presidence over cars when it comes to design.

Didn't Hydro have all thier lines crisscrossing this area? Hydro?

They still do. There will be Hydro lines and towers in the parking lots from what I can tell.

Yes it was Hydro owned with a small city owned parcel.

Shindico has assembled the land over several years, purchasing a parcel from Manitoba Hydro and a small chunk from the city. In 2012, some of the utility's above-ground lines were buried on the site.

Oh really? I wonder how they make it work in other cities?

Here's a shopping centre that at least makes it moderately pleasant to walk from store to store, in that you don't have to walk through a parking lot to go from one store to the next. And this place must have very advanced engineering techniques because somehow they managed to accommodate parking in behind the stores too!

I love the little caption in the corner... "Powersmart Pavillion Concept". As if the power the building generates is the only thing to consider, not the fact that around 200 cars are parked in the parking lot of the development.

The other irony is the fact that the parking lot is actually near capacity. The person doing the rendering must really believe in global warming (or climate change if you want to be more PC) because the only way this many cars would be parked is if it were Christmas shopping season, in which case there should be snow piles.

EDIT: At least the rendering didn't go so far as to assult us with people walking along the street in the bottom right corner.

There's no way they should be allowed to build access off of that south portion of Harrow. That's going to really screw up traffic on the stretch of Harrow between Taylor and Pembina.

On top of that, the City needs to expropriate some of that land in order to build the train overpass further north and leave room for a bike/pedestrian pathway on the busway bridge that's going to go between the two existing bridges. I imagine the cost of expropriation will rise significantly when there's a mid-rise building sitting on the land. Looks like Winnipeg is going to get stuck with another half-assed infrastructure project!

I travel to Minneapolis-St Paul and have been to Denver, Colorado Springs and Boulder, like the shoppes at arbor lakes in Maple Grove Mn or 29th street redevelopment in Boulder CO. What prevents developments like these from being built here?

Well the Winnipeg Sun shoud have an editor checking the articles they release, with the attached sub titles under photos as well + adding areas such as PowerSmart Pavillion edits,part of the Taylor Develpoment to the wrong photos. Just a thought... It's the Sun..

Revenue stream for the City as they will be charged much more than City for for sewer / water service. It'll help pay off the treatment facilities that the province forced city to upgrade. also remove all the piss poor septic some of these folks have leaching into the river.
