It appeared to be all new construction to me.
This pisses me off, so many developers have such a lack of vision on how to incorporate old buildings into new developments. Image how cool that development would be if it was fully integrated into the Redman Building it would definitely be a more interesting and I think it would provide a more cohesive neighborhood, with both old and new together.

Actually Delts the Newhouse Hotel was on the SW corner of 400 S and Main, I believe the DA site is the NE corner of 500 S and Main.

I do like this location for the DA's office though, it makes sense to be right next door. I would hope that the building is at least 5 stories tall, taller would be nicer, but I don't see the county building something much taller than 4 or 5. They were pretty aggressive with the former 600 S design so maybe they will be at list a little aggressive with the design at this location. I wonder what the price was for this new location vs the price the will be able to sell the 600 S location for. I wonder if the LDS church gave them a good deal, to help jump start development in that area, and more development downtown in general?

The article said the sale price is $9.1 million.

Hmm, I doubt they'll get that out of the State and 6th S site. Maybe they are able to build more building and less parking because of it's proximity to the Courthouse Trax line and they are able to contract with the existing parking across the street and won't need to build as much on site?

Since the land is bigger and they won't need to build a parking garage then I can see this building being shorter.

I wanted to share it with the board because there is free money available from Rocky Mountain Power (RMP) to help put in the system. I learned about the solar power lottery run through Rocky Mountain Power last January from a Salt Lake Tribune article. There was a short application window of about 2 weeks. I had a contractor come out to my house and give a bid on the job, then they assisted in applying for the lottery. In February, I found out that I won a spot in the lottery, and would get $1.25 per Watt of capacity of my new solar system up to $5,000 from RMP. The system I was quoted for is a 3.2 kW system which will produce about 4200 kWh per year, a bit more than what I am currently using. When I won the spot, I had to put $100 down to hold my place, and was told that I had a calendar year to put in my system.

If any of you are interested in putting panels on your house, this is a great opportunity to make it more affordable. I think that Rocky Mountain Power will be running the lottery this coming year and the following 3 years for a total of 5 years. In the second year the rebate is $1.20 per watt, in the third it is $1.15 per watt etc. So it makes sense to apply sooner rather than later. I assume the application window will be about the same time--January-February.

A friend of mine also applied for the lottery, and got a spot, so the odds seem to be pretty good.

Total Cost of the System: $14,000

Reductions:
RMP Lottery 3200 Watt Capacity X $1.25 = $4,000
Federal Rebate 30% no cap =$4,200
State Rebate 25% with $2,000 cap= $2,000

Total Rebates: $10,200
Out of Pocket Cost: $3,800

So it will probably take about 5 years for me to get my money back from electricity savings, then free electricity.

Over the weekend the contractors installed my system. Below is a short video showing the panels on my roof.
that is pretty sweet, is there any requirement to remove snow from the panels during winter months? I suppose your energy output would be calculated over the entire year but winter months could affect your output if there is a heavy snowfall. I also remember hearing Solar panels are more efficient in snowy months due to the albedo effect (reflecting power of the surface)

I don't think there is any requirement to keep them free of snow, but I am sure it is in my best interest to be out there after a storm to make sure they are clear of snow so I produce as much energy as possible. I had never really thought about the reflecting power of the snow to raise output, I figured the output would be lower just because the days are so much shorter, but maybe that effect will even out the power production throughout the year.

[QUOTE=delts145;6296261]Has anyone even bothered to ever take pics of this project??

See my post 4925 from about 6weeks ago. Was by there a week or two ago and it looks about ready for occupancy.

FutureMayor, I agree with you. It takes more work to design a building that incorporates an existing structure but definitely can be worth it. It looks like the warehous building on 200 South will be saved. I was inaccurate earlier, the building doesn't extend all the way from 100 South to 200 South. It is 550 feet long so short of the 660 foot block length. Looking at the east elevation though the building on 500 West is toast.

Thanks Merewhether for reposting that for me. Also, thankyou Future Mayor for the correction. I don't know what I was thinking with that location?

Here are a couple cell phone pics I took yesterday that I felt like sharing.

A very busy Courthouse TRAX station in the afternoon.

99 West looking spiffy.

I don't suppose you can post pictures of the elevations, can you?

At 500 S, is this out of the zoning district that requires buildings on a corner to be at least 100 feet tall?

Actually I hadn't thought about that, but the current zoning map shows the D-1 zone extending on Main St all the way to the south side of 6th S, and includes the former DA proposed site. So unless they request a zone change it will have to be 100' minimum.

It looks like the former proposed DA building was 6 stories with some mechanical above that and the steep roof design. While it doesn't look nearly as tall as the Boyer 101 building maybe the roof brought it to 100'.

So, I'm hoping we won't have to worry about something short and boxy, just something tall and boring instead. UT Planner, if the county requests a zone change please let us know, I'm sure many of us on here would be interested in attending that Commission or Council meeting to show our support for leaving the zoning as D-1.

Is the county exempt from zoning issues, much like the state and University of Utah are?

Sorry this took a bit to get out. You will have a very nice view of 111 from your office. From this angle, the COB will be completely blocked. I'll have a CCH rendering out soon. Hard to find time.

Yea, I thought the COB would be blocked from that view. Great job with the photoshopping as always.

It would seem that looking at past highrises ( besides COB and Wells Fargo ) that Salt Lake's skyscrapers are slowly getting taller.

I took a little walk this morning and found a parking garage overlooking the La Porte State Street project. There were three cement trucks running and I counted over 20 peope working on the site. Hopefully now that we're seeing some steel this will start to rise more quickly.

Here is one of Boyer 101

Someone mentioned the new Beer Bar coming soon in between BarX and Johnny's on 2nd. Here is that, with Boyer 101 in the background

LOL, Well at least it seems to be building a little steam. Thanks for the update DCRes. Looking at that last pic it would be nice to see a little redevelopment next to the much loved Stratford Apartments building.
