That lot, and the majority of the lot SE of 8th and Peachtree should be redeveloped (as well as the NE corner, in fact. How the hell was the FDA allowed to put that ridiculous setback/surface lot right on Peachtree?). Once these pieces--as well as all the proposed projects in the planning stages now--are in place, they'll be a pretty decently continuous midrise/highrise district in place, centered around 6th and W Peachtree. Can't wait to see what the area looks like in 5-10 years.
How bout... Raze the FDA property while Gov't still shut down?

Actually, 13th St was never contiguous, nor was 11th or "9th". Atlanta pioneer, Richard Peters owned the bulk of midtown and developed an extensive grid system but his property didn't go north of 8th Street. Anything up there was just a crap-shoot. Up until the late 1800's the Dewberry and Fed blocks were just a muddy corral for farmers bringing things in from the north. To give you an idea of the chaos up there, check out this property map from 1895



We're lucky midtown is anywhere near as rational as it is now!

I actually agree completely with this. I've always wondered why 13th was broken up by a parking lot.

I think that there is still enough room to do this and have a smaller scale development (think the condo project replacing starbucks, minus the shared garage or just undergroung parking). What do you guys think?

I was thinking this was the site just north of LA fitness in front of that parking deck that collapsed. Am I wrong?

So it's the lot in front of the deck that collapsed, yes?

ABC article is not clear on that.

(what's visible of) the rendering looks better than typical novare, so that's always a plus.

Wonder if the Cheetah will start giving student discounts.

Anyway, awesome that more parking lots will be gone and can add to the nightlife there. I'd love for more people to start going to the Barrelhouse pub on 5th. It's awesome.

Construction Update #6.4

OFW/Inman Park/East Atlanta

Site grading is currently underway on this 5-floor apartment complex. Located in the heart of Inman Park, this 200-unit development, which in addition to apartments will offer about 39,000 square feet of retail space will also feature a public "water wall" and stripe of green space that connects Elizabeth Street with an existing pond that brims with koi fish.

Located at the intersection of Decatur Street and Boulevard, a state-of-the-art, 110,000-square foot facility storage facility is currently under construction. Planned is a five-story, climate-controlled storage building that houses 854 units along with two oversized elevators, a covered loading/unloading area, drive-up exterior units and a conference facility for its renters. A retail storefront will also front Decatur Street and should adhere to the Beltline design principles.

The school's campus in Grant Park is undergoing $45 million renovation to its physical plant, scheduled to be complete by the end of this year. (Jackson students have temporarily been relocated to the Coan Middle School Campus in Kirkwood.) I spoke with a very friendly construction worker who informed me of the following facts: since there are 3+ feet of soil on the roof (complete with walking track which extends into the hill behind the building), a LOT of concrete was used to support this weight the building when it was built in 1982. This made demolition more costly than renovation.

Across the street from Jackson High sits the fenced off lot dubbed "300 Glenwood" to be developed by Fuqua. It's really a massive lot that should be developed wisely. The Beltline runs to the west, new apartments are already up on the east, and to the south, Jackson High will look brilliant once complete. It's very important this lot be developed with the whole neighborhood in mind, not just dumping more big box strip malls.

Crews are finally moving on this 5-floor apartment complex. The parking structure is already taking shape. Views from up here will be beautiful.

Our diamond in the rough's clean-up is moving nicely! Crews have begun removing the green stains from the tower and most of the facade is intact once again. The windows have almost been completely replaced while the trees fronting Glen Iris are gone. The western parking lot has taken shape and the sidewalk along North Ave is being replaced.

The northern lot has been cleared and is currently being leveled. Windows have been cut out of the brick facade on several sides in effect "opening up" the space. Meanwhile inside crews are putting up the framing of the individual stores/booths.

Both buildings have topped out at 5 floors. Now crews are working on the brick and stone facades. The balconies on this project look large and will have great views all around. Hopefully they won't house the AC units out there (like at every "SkyHouse" in the world).

West Midtown is buzzing. Perennial Properties wants to rezone 2.965 acres of property bounded by 9th Street, 8th Street, Brady Avenue and Howell Mill Road near where The Optimist restaurant currently sits and hopefully deliver a mixed-use development including 230 apartments and 9,000 square feet of restaurant and retail space wrapped around a multilevel parking deck by fall of 2014.

The property is a development site located across the street from White Provision at the intersection of Howell Mill Rd and Brady Ave. Currently improved with a 34,000 square foot warehouse building the property can either be renovated to provide approximately 12,000 rentable square feet of space or redeveloped for a 75,000 class A office building. I think developers are leaning towards to building the 3-5 floor office building seen in the render.

A 186-unit luxury apartment community at Peachtree Rd and Peachtree Battle Ave in Buckhead. The project is composed of five residential levels over three parking levels accommodating 268 cars. The community will contain a leasing office and feature a club room, fitness center and two courtyard terraces as well as a pool, cabanas and gardens. A historic house on the property will be converted to a pool house (although it's not currently on site).

Crews are finishing up the final touches on this brand new deck down the street from the Capital. Notice the rooftop accent, a nice touch that looks great with the facade. Too bad state legislators built themselves this fancy deck while local legislators let Novare build these. However this deck is still my personal favorite.

It looks like some sort of mountings for the 80x40 ft billboard has been installed. I'm dying to see what Corey has in store for this smokestack. It's not as iconic as the owners thinks. Even with"Corey" branded across the side, I doubt the average Atlantian driving the connector even noticed this white tower. Lets see what the proposed billboard will do. I think the church is considered Buckhead rather than Midtown, however.

Creative Incubator Project planned for Downtown.



According to various media reports, an entrepreneur behind one of Atlanta’s most buzzed about startups, hopes to turn the city into a hub for consumer and design startups. Sources say that Scoutmob's Michael Tavani is in talks to buy The Flatiron Building, a 41k SF pie-slice shaped office building at 84 Peachtree St and is mapping plans to launch an up to 65,000-square-foot incubator aimed at building design and consumer-brand startups in a city known for global brands, such as The Coca-Cola Co.

While the incubator will include some tech companies, emphasis will be on attracting design-focused “solopreneurs” and startups.The incubator provides a central place for Atlanta’s design and brand talent to hang out together and build their ideas into companies, Tavani said.It’s going to be a very curated group of companies,” noting the building would house 100 to 150 people at capacity.

In addition to working space and programming, such as speaker series and events, the facility could include a restaurant, coffee shop and an artist workshop — turning it into a destination for the general public.

Given the location's proximity to Georgia State's new Law and proposed B Schools; the Atlanta Streetcar and MARTA stops and the bustling broad Street corridor, this could be a catalytic project for downtown Atlanta.
