Well, for another one... there's a major retail deal in the works for Downtown that will provide the critical mass of contiguous, new retail space. This is in response to strong interest in the core, but a complete lack of quality space in a contiguous, shopping friendly environment.

The mediocre ground floor retail (i.e. low ceiling heights, shallow depths, etc.) separated from other retail space by blank walls, parking decks, and without street parking that we current have in the core just won't cut it. This new project will provide the boost the core needs.

Can't wait to hear more about this, much needed to complete the environment downtown - whether Peachtree or Olympic Park area.

Wow! Those are some pretty yummy tidbits you threw out L.ARCH & Terminus!

My wishes/guesses:

For the residential on Peachtree the launch of phase IV for 12th & Midtown on the North block across from Opera, OR something on the lot across from Gordon Biersch & CVS.

For the Downtown retail the launch of a new phase of Allen Plaza with Publix and other great retail mixed in with new residential, OR something similar on the huge surface lot at Peachtree Center Ave. & International Blvd.

Exciting stuff!

LOL! I have to admit that one never crosses my mind anymore. If and when it happens, I'm hoping for something pretty grand - but I honestly don't ever expect to see anything happen there at this point.

I cant really say any more than I have already concerning the location. What I can sayis is that Midtown is about to have a whole lot more going on in the next couple years. Off the top of my head, we have the student dorms at 9th and Spring, 33 Peachtree Place, 5th and Peachtree Development, Tivloi's apartments on 13th Street, the condos at 6th and Peachtree, possibly a hotel/residental project on 14th, Tech's Development next to LA fitness (maybe still happening), Tech's Development at Crumb and Foster (maybe 3 years out), and this new one I mentioned... Damn thats a lot of construction to look forward to!

I wish that Centergy 2 would just be commercial. I don't see the point of student housing there given the Ambling development down the street.

The off campus housing demand must be pretty high for both projects to go on at the same time. Plus the one on 10th is tinkering with an expansion.

I like the idea of Centergy 2 being mixed use. Having a portion of it dedicated to student housing will mean that the building will still add life to the area outside of business hours.

Agreed!! I think we need more residential development everywhere we can get it. The more people that live here the better the city will be.

The only other midtown parking lot that comes to mind is where the Mandarin was to be across from where 1175 IS to be... nice to have more construction 'to be's than 'not to be's. No question about it.

I agree. But where do there kids live today? And the Ambling development seems pretty large. As a neighbor of these developments, we need green space as well. I heard once that Kim King Assoc was planning a small pocket park there along with the development. Maybe I hallucinated that.

I'm prepared to be flamed for this but I would rather see 13th St. reconnected on this site than any development. Almost anywhere the Midtown grid can be restored would be hugely beneficial for future development. That includes the old Trump development at 15th all the way to Williams and 16th through the Marta lot at Arts Center.

Development on the lots either north or south of the Viewpoint block would do wonders for the urbanity of that stretch of Midtown, especially if its the lot adjacent to 805 Peachtree.

I wonder who did that in the first place/how were they able to purchase the public ROW and turn it into a parking lot (at 13th/Peachtree)? Such a strange anomaly...

That lot, and the majority of the lot SE of 8th and Peachtree should be redeveloped (as well as the NE corner, in fact. How the hell was the FDA allowed to put that ridiculous setback/surface lot right on Peachtree?). Once these pieces--as well as all the proposed projects in the planning stages now--are in place, they'll be a pretty decently continuous midrise/highrise district in place, centered around 6th and W Peachtree. Can't wait to see what the area looks like in 5-10 years.
