How exactly are they to broad? I specifically asked the city manager about incorporating more commercial areas (even small ones), areas with higher density residential, and maybe a little mixed use. I was told, very directly, that it has been brought up several times in the past and City Council Members and the majority of residents shot down those ideas immediately.

...Alpine resident here, non-NIMBY, not happy with the amount of commercial nor opposed to better commercial organization/downtown structure. That's what he meant by broad strokes.

You need to make your voice heard more down there in Alpine, which you may already do. They could use some non-NIMBY citizens to express their concerns about it being an unsustainable community, and to educate the NIMBY residents that commercial development and more density isn't a bad thing and those things won't ghettofye the city.

My mother-in-law remarried to a guy from Alpine and she did complain how far it is just to go to a grocery store. Seems like they could develop a nice looking commercial area that isn't so far away.

Shopping nirvana: Outlets at Traverse Mountain to double in size
Bucking the global economic malaise, a massive new retail giant in north Utah County has announced a huge expansion to keep up with demand.

The Outlets at Traverse Mountain in Lehi will expand in two phases, one immediate and one next year. The expansion will bring between 150 and 200 part-time and full-time jobs, said Teri Sunderland, general manager for the outlets.

Constructing a second phase was always in the plans, but the speed at which the demand materialized surprised even management.

NICE!! Yet another example of a large retailer who didn't have a presence in Utah testing the waters, and realizing that there's more here than they expected. Can only hope that some others like Trader Joe's and thelegostore follow suit.

Business and community leaders recently announced 10 major changes coming to Utah Valley:

1. University Mall expansion

University Mall and the immediate surrounding area will experience a $100 million master planned expansion.

“This will be the Utah County equivalent of City Creek,” said Coldwell Banker Commercial’s Brandon Fugal.

As part of the soon-to-be major construction project, there will be multiple high-rise Class A office buildings, residential units and additional retail space.

2. Southern Utah County mining

A major mining operation is coming to sourthern Utah County “west of Utah Lake,” according to Utah County Commissioner Gary Anderson.

3. Construction along I-15

Fugal also mentioned a five-story building is in the works along I-15 in Lehi. A company has already pre-leased an entire floor of the building, he said.

4. Utah Valley University growth

Utah Valley University has purchased 100 acres of land west of I-15 from Anderson Geneva Development Inc. and wants to “continue (their) aggressive buildout of the master plan,” according to UVU President Matt Holland.

UVU paid $10 million for the 100 acres.

In the next few weeks, UVU is planning a ribbon cutting on the intramural fields to get their expansion underway.

5. Additional flights at Provo Airport

Allegiant Air, which currently has flights from Provo to Oakland and Provo to Mesa, will be adding a Provo to Los Angeles flight next week. Provo Mayor John Curtis is optimistic for the continued growth out of the Provo Airport.

6. Connecting road on Murdock Canal Trail

A connector road will be built along the Murdock Canal Trail from Cedar Hills’ North Utah County Boulevard to Highlands’ Alpine Highway.

While this $4 million project might seem like any other on the long list of UDOT’s 2014 to 2017 docket, this road will connect Highland residents to Cedar Hills’ Walmart and Lone Peak High School, as well as Cedar Hills residents to Mountain Ridge Junior High and other shopping.

7. Pleasant Grove Embassy Suites Hotel

Five years ago a nine-story, 300-suite Embassy Suites Hotel and Convention Center was announced for construction near the newly-constructed I-15 exchange in Pleasant Grove. Almost no progress has been made at the site since that time.

“To me, it’s still a matter of when, not if,” Fugal said. “Within the next 12 to 24 months, the project should be going again.”

8. Provo City Center Temple

Provo City Center Temple will be dedicated sometime in 2015 according to Orem Mayor Jim Evans.

9. Nordstrom’s replacement

A tenant for the former Nordstrom location at University Mall is very nearly a done deal, according to Fugal. “This is a deal that should have been done six months ago. It frustrates me,” Fugal said.


10. Midtown Village in Orem

Midtown Village, a major multi-family and retail center located near 400 South and State Street in Orem, will soon have the financial backing to be finished, according to Fugal.

I love how they think that simply adding some office buildings and a residential component will instantly make University Mall, Utah County's City Creek. What a joke.

I didn't even know that the Pleasant Grove Embassy Suites Hotel development was still alive and in the works. Thought it died a slow painful death a long time ago.

Would like to learn more about this "University Mall expansion" and how leaders are talking about it being like a city creek center with highrise office and condo buildings. ( Of course their view of highrise is a 4-story building. )

Judging from what they said it sounds dead still. Without a convention center I don't see there being demand for more than a typical 3-4 story hotel.

Have they even resolved the stench issue fully yet? Until, they completely eliminate that problem, that surrounding area isn't going to see the projected development progress.

I am anxious to see the Woodbury plans, they can be pretty smart and aggressive. I do wonder though what their definition is of the described Class A high rises? I mean, exactly how many floors do they consider as a high rise? It sounds to me like they're going to create something of a hybrid between Station Park and perhaps a little bit City Creek. I don't blame Future Mayor for being a little skeptical though. We'll have to wait and see. For sure, something big and bold needs to be done with the University Mall though. Obviously, Utah Valley is one of a handfull of the highest growth areas in the nation and it's former shopping mecca deserves a big dynamic makeover.

All of you please go over to the SLMSA thread and give some thoughts on the new project replacing the old Mrs. Fields Mall on Park City's Main. Do you guys like it or not? Do you think it's a big improvement over what has been there, etc?

It's always been my understanding that there's only enough demand in Utah County for one convention center. And since downtown Provo ended up landing the convention center, is there even a need for one in PG? The developer should just buy some land in downtown Provo and develop his hotel there since downtown Provo is now in need for more hotel rooms.
