Agreed. You want to have the somewhat of a skyline in the outfield. You want this stadium to be as impressive as you can make it. And yes it need to be along the creek for the future river walk with nice plazas and shops and hotel.

The restaurants, retail and other amenities would boarder the stadium's outer core. I doubt the river walk ever happens. Way too much money to invest. You want the entrance to the stadium to be along Clinton. Not Holmes. You also can't go too far west on the land because there's gotta be enough room for parking. Which is why I designed a pedestrian bridge connecting both parking lots leading into the stadium area.

With this setting and design for home plate, the small downtown skyline would be visible by at least 80% of the stadium's views. Besides, any future skyline developments will happen to the north of the downtown area, giving the stadium an even better view.

The blue area is seating on two levels.

The dark red is the stadium's brick exterior and roof cover complexion.

The white is isle space and open space for the 360 degree concourse wrapping all the way around the stadium. It would be elevated to be above the outfield wall and warning track for a panoramic view of the stadium. The retail/restaurants would be on the outside of that area along Holmes and Church St.

The peach colored area would be the main entrance to the stadium.

the Searcy homes to the left of the site won't be there in the future. This may offer a better placement option.
The parking area connected with the pedestrian bridge should be set aside for a high rise development/hotel. A parking deck
while expensive would be a better use of the space. This could tie in with Constellation or whatever is developed on that prime spot.

I like your idea of a hotel there or a parking garage. However, like you also said, it (garage) would be expensive and would be paid for by tax dollars. Something we know we don't need at the moment.

Another reason why the Searcy property isn't a good idea is because it would be dangerous having people crossing that busy main street and would require for police to have to stop and patrol traffic every night there's an event there which would cost the city extra money. Having parking where I proposed would reduce that expense.

I think the Searcy property would be served best having a high rise hotel or mix-use development there tied into the stadium development.

Private development is the key, Twickenham Square is a good example of the city providing parking and other infrastructure. Holmes Ave could be relocated slightly and a pedestrian bridge could be an option. There are many possibilities
and I hope the city requests at least 7-10 proposals.
On a side note why are we not seeing the proposed development plans for the wal mart on south Parkway. A chance to do something great here but I have my doubts.

Redstone Federal Credit Union (RFCU) will soon be renovating the vacant old bank on Clinton (west of the Parkway/Clinton interchange) for their new downtown branch. Always thought RFCU would have been a good candidate for a modern high rise HQ building downtown but they built their HQ in Research Park long ago.
Anyway this is a good development for that area of Clinton and downtown.

That building was just renovated a few years ago and thought there was a bank already there--- national bank or something like that.

I totally have doubts about the walmart proposal. They could do much better at their exisiting location. That is a corner lot. Just thinking about 2 entrances from the access road and 3 to L&N makes me cringe.

where Seminole intersects Clinton. There are ideas to redevelop that stretch as Clinton is a gateway for downtown

That's where I thought you meant. But they must relocate the Butler Terrace and some other rough areas before thinking of any gateway that far west on Clinton.

The league has a rule about which way they face to keep the sun out of the players' eyes as much as possible. Ours' had to be turned away from the CBD and toward Vulcan and the southside for this reason. Maybe that is what is going on here.

I noticed the walls for the new Publix are going up. Is it going to be facing Gallatin? Didn't look like any openings were on the side facing the apartments/parking deck. Some of the earlier sketches looked like it faced the apartments.

It will have vestibule entrance (east side) with north and south doors. A retail building will be in front of this on the corner of Pelham and Gallatin
The pharmacy drive through will be on the north side of the building.
Loading docks etc on the west side. It will be a nice looking store.

That is correct. That's why I have home plate south of the stadium's outfield. Same direction as the current one. In fact, Memphis' Autozone Park faces the same direction as JDS.
