The restaurants, retail and other amenities would boarder the stadium's outer core. I doubt the river walk ever happens. Way too much money to invest. You want the entrance to the stadium to be along Clinton. Not Holmes. You also can't go too far west on the land because there's gotta be enough room for parking. Which is why I designed a pedestrian bridge connecting both parking lots leading into the stadium area.
With this setting and design for home plate, the small downtown skyline would be visible by at least 80% of the stadium's views. Besides, any future skyline developments will happen to the north of the downtown area, giving the stadium an even better view.
The blue area is seating on two levels.
The dark red is the stadium's brick exterior and roof cover complexion.
The white is isle space and open space for the 360 degree concourse wrapping all the way around the stadium. It would be elevated to be above the outfield wall and warning track for a panoramic view of the stadium. The retail/restaurants would be on the outside of that area along Holmes and Church St.
The peach colored area would be the main entrance to the stadium.
