They could really benefit from creating a new street between 14th and 11th, or extending Ethel St and Howell Mill. That is one giant supper block and West Midtown could really use some easing of traffic. Creating more of a grid would really help.

Midtown SPI-16 & SPI-17 Development Review Committee Meeting TONIGHT

Tonight at 5:30 pm is the Midtown SPI-16 & SPI-17 Development Review Committee Meeting, held at the 999 Peachtree Street building's 5th Floor Conference Center.

Is anyone planning to attend that could report on the new projects being presented there?:

These include a 19-storey mixed-use development across from the Midtown MARTA station (on the AGL parking lot) and a medical office high-rise on West Peachtree near 14th (near SkyHouse).

I wish I could attend myself, but cannot due to work. Otherwise I would provide a report.

It would also be interesting to ask the committee about the current status of previously-announced projects such as the two student housing developments along West Peachtree St. and the GA Tech High Technology Computing center for which demolition is currently taking place on the back of the Crum & Forster building.

Interesting, looks like the RJT+R is the architect, so we may be getting something along the same design guidelines as 12th and Midtown, hopefully. A lot better than the recent Skyhouses going up. Can't wait to see what's planned. Also 19 floors, not too shabby.

I am going to try to make it. As for asking them questions, good luck with that. They get a little uppity about it and even have an intro speech telling the audience that while the meeting is open to the public it does not include public interaction.

^ 12 stories of residential on top of a gargantual 5/7 floor parking deck. i guess it's better than a surface lot next to a marta station. if they could just mask the shorter portion of the deck with ivy or something...

For as much parking as they're going to have to provide, that deck looks rather underwhelming to me compared to a Skyhouse deck. From the rendering, it looks like they're going to be parking a 20 story office building and a 19 story apartment building in a deck that seems less obtrusive than either of Novare's Midtown decks built for half as many cars. Yikes, I'm truly going to get kicked off of here - first sticking up for Walmart and now sticking up for a parking deck.

Yes, that probably isn't the best concept we could get for such a huge blank canvas right in the middle of Midtown, but they are somewhat limited by the underground MARTA station with what can be built there.

Oh, and don't get me wrong. I feel that this proposal could be improved significantly. For starters, 20k SF of retail space spread across the 4 road frontages of an entire city block leads me to believe that there will be a huge segment of road frontage that is dead space. There's no possible way the entire city block can be covered with active uses on the entire ground floor with only 20k SF of retail. The thing I fear is that Cypress will be the designated dead zone on this project. That newly created permanent dead zone combined with the dead zone caused by the cell tower behind Peachtree Lofts will absolutely destroy Cypress and lead to it forever remaining the back door to every other building in that area of Midtown - similar to Spring Street in most areas of Midtown. It's a shame too because Cypress has so much potential when you look at what Crescent has become over the last two decades.

I can shed some more light on this now that there's an image to go along with my descriptions. This is the elevation looking east from W. Peachtree. The developer mentioned that the left half of the deck would be built first to allow for AGL employees to move from the surface lot. Then the rest of the project would be completed.

Also there was a concern about the retail / Cypress being a dead zone. The Cypress streetscape is 100% fronted by ground floor apartments, mostly with stoops, and other landscaping. So definitely less dead than the cell tower and the back of Peachtree Lofts.

Regarding 33 Peachtree Place, there is also a very significant grade rise along Cypress and 8th (while the West Peachtree and Peachtree Place frontage is flat). It will be interesting to see how the developers use the grade to their advantage. The site could easily hold a 6+ story parking deck that is at grade at the corner of Cypress and 8th (so, essentially "underground") but that towers above Peachtree Place like a 6 story parking deck. It's a good, large site, with a lot of potential. Hopefully Wood Partners can put something worthy there that is a bit more than that one elevation shows.

Not sure what the official word on this 17 floor office tower is. Right now the site is being used as a rock crushing/dirt collection/equipment lot for Overton Rise, right next door. Anyone have any info?
