I'd happily lose that glass walkway if it meant construction of a 46 floor office tower in that location. So long as they keep a PATH connection to get to the CN Tower for when bad weather kicks in I would be happy.
As it is, with the construction of Ripley's Aquarium I don't use the skywalk anymore to get to the Rogers Centre from Union Station.

A new office tower going in here would create a great opportunity to improve this bit of Front St and add in some more bars on both sides (ie Front and Station Streets). Several bars would be better than the East Side Mario's currently there. I've only been in there once, and have had no inclination to go back.

My understanding that this application is a little different than what we're used to seeing. They are basically applying for building permits on the assumption the tower meets current zoning. A spring ground breaking is a strong possibility.

Good to see 171 Front could be moving forward in pretty short order.

Once we get a height on it, it should make the list top 30 if its over 200 meters.

According to the City of Toronto site the rezoning application was submitted back in December. The current application is a zoning review, which I believe is to determine whether or not what they want to build can be accommodated under the current zoning. This would jive with what Whippersnapper posted above and could allow for a quick start to the tower assuming it goes through. Given the location and that it is office I suspect it would.

Ahh some confusion, I thought that whippersnapper was referring to a building permit being filed, which is not what was filed.

That looks great. I really hope this one goes through. Toronto is truly becoming a megacity. Three clusters along Yonge will have tower(s) of 200 meters or more, plus a fourth with a dense cluster of highrises, some of them at or over 150 meters(North York)! Plus with Eau de Soleil, Toronto will have a fourth 200+ meter cluster along Humber Bay! Very impressive!

E Condos will be under 200 metres. More like ~195 metres.

So can we assume that this is being built on spec? I'd have thought that they'd have announced an anchor tenant if they were ready to build.

Also, the database is off just slightly. According to the Final Report, this will be 195.75 metres, not 194.4 metres. Sweet, a 1.35 metre increase!

Is it possible that the office space could house Solutions/Network/Systems Staff to support the network/storage hardware already located in the building. kinda like upsizing their existinf business.

IMO there is no way 171 is moving forward on spec, it would be absolutely insane.

There are very few large tenants on the market and millions of SF still unaccouted for in the new builds, let alone the staggering amount of backfill needed to patch up the existing buildings.

There is a slight possibility one more building will go this cycle, but I doubt it will be 171 and I doubt we'll see another major commercial tower break ground in the core in the next 5 years.

I'm not particularity bearish on the toronto economy, but we just have a lot of unspoken for space to fill before a new round of new builds hit the dirt. This kind of cycle is pretty standard in a healthy commercial market.

The entire building on spec? Nope.

Would they build the podium and leave the tower as a future element in order to make the data center larger? Possibly.

Anybody that could move their equipment has. What remains is location sensitive and willing to pay a large premium for it.

Play devil's advocate and state that while the Toronto economy is not great, possible going downhill at the present; However data, storage, networking, back up, and communications is nothing but a major growth industry moving forward. The ability to maximize the returns on an already solid real estate play/ business model seems to be in the works at this location.

There's a pretty big data centre under construction in the Distillery district at the minute isn't there?
