I would imagine there isn't much safe from the wrecking ball on Skillman as far south Northwest Highway. Wouldn't surprise me if that whole corridor gets the wrecking ball outside of the new stuff. Some will end up as single family development.

Routh Street Flats - 6 stories, 208 units (3011 Routh Street)



This is right across from the Gables Villa Rosa on Cedar Springs where Mattito's is. Mattitos is looking to move. That part of Uptown is filling up quickly.

If it's where I think it is, the Skillman apartments was part of the Far North Greenville complex that was the trendy place to live for young singles back in the early '80s. But age catches up with us all.

I don't imagine much is safe along Skillman between Mockingbird and 635, but I don't think anything new will be single family. In fact, I don't think there is any SFH on Skillman from the DART line bridge to where Skillman merges with Forest which is about a six mile stretch of road. There's tons of mixed-use and multi-family development potential though.

I've been hearing some rumbling that in the distant (maybe not quite so distant) future the city wants to rebuild the Skillman/Audelia/635 intersection, which is an abortion, and basically rebuild that entire area which I believe is about the most densely populated area in the city.

A new single family development just started at Skillman and Church. Doubt it will be the last one. Lake Highlands has been very adamant about including single family along with the newer apartments/townhomes and condos as they vacate a huge portion of their population. They've been talking about Skillman/Forest for a while. It was supposed to have started work last year. But got delayed somewhere in the mix. I would imagine nothing will be done until the eastern portion of 635 goes under the knife.

For folks outside of Dallas, Lake Highlands/Vickery Meadows is an area in Northeast Dallas. Its known for having nice middle to upper middle class homes with lots of trees and is very hilly. Its also known as the NAWF to some and has some of the most densely populated neighborhoods in the state of Texas that are filled with aging garden style apartments that are known for high crime. The Lake Highlands neighborhood association fought for and was granted a TIF and many powers to zone and legislate what is built in their area. They have successfully gotten tens of thousands of units vacated and condemned. If you've wondered how Dallas can have a healthy growth rate, yet seem to stay in place as far as population goes, this is basically what is happening. Entire areas have been torn down, including Vickery Meadows. Thousands of units were gone in a couple of days. They've done the same along Skillman Rd, which is basically the spine of this area, and have rebuilt with less dense single family homes, but they are also building a large new urbanist towncenter adjacent to their DART station(technically they have 5, but one that holds their namesake). Definitely interesting to watch from the outside. They are literally driving crime out of their neighborhood over time.

I wonder where those people will live then? I guess if you are poor you are supposed to spend a large portion of your income driving a car from a trailer park on the exurban fringe?

Way to waste your light rail investment. Those areas should be high density TOD.

That's what they are becoming. The older garden style apartments are being torn down in favor of new urbanist developments, including a large TOD called Lake Highlands Town Center that's under construction. They are just new and higher priced than what was torn down. Hard to really call it gentrification as the neighborhood has always been middle class, but the apartments along the main thoroughfares began to age and over the last 10-15 had become run down. Its hard to blame the people of that neighbhorhood as these apartments have become the highest crime rate areas in the entire city. Many of these residents are relocating to other parts of Dallas(south of I-30 and northwest Dallas) and especially to the inner-ring suburbs.

A done deal – Trammell Crow buys big North Central Expressway property for major development

Developer Trammell Crow Co. has purchased a prime development site just north of downtown Dallas that will be used for a major mixed-use development.

Crow Co. on Friday acquired almost 17 acres of the former Affiliated Computer Services campus on North Central Expressway just north of Haskell Avenue. The property was purchased from Xerox Corp. in a deal that’s taken more than a year to complete.

Now Crow will demolish two office buildings on the property to make way for construction of an urban style retail and mixed-use development. The property is zoned for a variety of uses including shops, restaurants, hotels and apartments.

Veteran Dallas real estate brokers Wayne Swearingen and King Laughlin represented Crow in the prime property acquisition from Xerox after months of bargaining.

“About June of last year we were having breakfast with (Crow senior managing director) Denton Walker and he had completed the sale of his Timber Creek Crossing development on Northwest Highway,” Swearingen said Friday. “He was looking for another big piece of land as close in to downtown Dallas as possible.

“King Laughlin and I had been tracking this Xerox site for a long time,” Swearingen said. “I knew David Jarrett at Xerox (senior vice president of real estate) and called him and we started a dialogue.”

Terms of the deal between Crow and Xerox were not disclosed.
The property is valued for taxes at about $11 million.

That's a very cool photo! Like I said on DallasMetropolis just a moment ago, as cool as Richard Group's new HQ is, it's really too bad that it doesn't have a base/podium that fills its entire block. What an incredible effect that would have on the 'hood!

It does look a lot like one of the renderings for that development. There were a number of others though, so if/when something gets built there, I would bet on it looking a lot different.

I hope they build something radically different than from that hideous render. I want to see more skyscrapers in downtown, but I would hate to see that monstrosity. Whoever thought of that design is mentally deranged.

Looks like the new Frost Bank tower in Uptown will be starting very soon. The site has the construction walls up with graphics of the new development. This will make the 5th or 6th high rise building under construction in Uptown now.
