Hopefully. The problem is much more NIMBY's rather than city hall though. This council hasn't exactly been anti-development.

Heck, I think they should give it to Translink. Fund the UBC line with new TOD.

It does make a whole lot of sense for the UBC line though. You could launch the TBMs Eastwards and trench everything to the West. Include it as part of the foundation pit designs on some mid rises. You could probably save a lot of money on the final design if elements like that were built in.

Translink would probably have its hands tied though.

Why would the federal gov't give the site away? That doesn't make any sense. Either having Canada Lands lease the land or sell it outright are really the only rational options for the taxpayer.

Also, at 52 acres, this appears to be only the Jericho Garrison, not the West Point Grey academy site, correct?

Whatever happens to the site I imagine a gross density somewhere around 2.5-3.0 FSR, and the massing ending up like Little Mountain.

Ok then, sell it to Translink at the value of single family home or town home style development plots. Then have Translink ad value by dropping in rapid transit. There could be quite a bit of height built at the bottom of the hill without it being too noticeable from elsewhere.

There's an 11 floor midrise immediately adjacent to this site at Highbury/5th, and another 12 floor midrise 1 block further at Alma. 12-15 floors with Olympic village style massing wouldn't be unreasonable.

If the Canadian Lands Corp follows the model they used in Calgary for the Currie Barracks site, they will develop the site on their own. They won't sell the land in bulk, but will behave as any other developer would by coming up with their own master plan and selling either bare lots or finished units on the open market.

According to their mandate, they operate by "purchasing strategic surplus properties from federal departments and agencies at fair market value, then improving, managing or selling them in order to produce the optimal benefits for the company’s shareholder, the Government of Canada, and local communities".

In other words, they might collaborate with Translink as any other property developer might, but anything beyond that seems unlikely.

They already gave the city 120-acres of Jericho land back in the 70s (though the city paid $388,000 for 38 of the 120 acres) north of the current garrison.

^ That's Heather Place, a Metro Vancouver Housing Co-Operative. Those are actually stacked townhouses, not single family homes.

I lived there for a few years growing up in the early- to mid-1990s. It was fine, nice enough but nothing special, though the location was great and it was full to the brim with young families. I'm not in the least bit surprised that redevelopment of Heather Place is in the cards. The townhouses were getting tired back when I lived there and that almost 20 years ago (wow!). There were noise transmission issues, limited maintenance, and a pretty transitory membership, which was the polar opposite of the False Creek South housing co-op I grew up in.

Anybody know what's happening with the Service Canada building at 10th and Quebec? It has been vacated and partially fenced off. Large site too.

With regard to these new residential buildings along Cambie, it seems like a major mistake having no street level retail, especially when you're only steps away from a C line station. Except for that small stretch of Cambie north of the station (where there is already retail), there will be no retail south of King Edward station, or east or west along King Edward. The opportunity to expand Cambie Village is lost.
