Thought they were just renovating the Armoury but just noticed the work where the parking lot used to be.

The remaining $31.2 million is for the construction of a new Canadian Armed Forces building, which will include the headquarters for 39 Canadian Brigade Group. The four-storey building will also accommodate a variety of other support organizations and will be adjoined by a three-level elevated parking space for military and personal vehicles. The facility will primarily consist of office space, meeting rooms, classrooms, storage bays, locker rooms, a fitness facility, a medical and dental clinic, and a support centre for military families.
Just noticed there were 110 "Residential Housing Units" at Jericho which aren't included when the DoD divests Jericho.

so they're expanding the smaller waterfront military base in the densest urban area (or across from it) in western canada, adjacent to a major new mixed use development and proximal to an eventual rail extension to vanier park, but they're selling the larger, suburban base? sounds reasonable. it's not like they couldn't transition out of both of those areas and build in - oh, say - a cheaper non-vancouver locale.

What is the current zoning of this land? This land would provide a great opportunity for high-density residential development (and the extension of the street grid), especially considering the future UBC subway line...

I was bored the other day so I decided to try and make a render of what Vancouver's skyline might look like once the Trump Tower and the Telus Gardens were complete.

Guess the Jericho Garrison sale process is underway. NIMBYs who hate the army now want the base to stay.

"The government is leaving some key people out of this discussion, and that's the people who live around the military base," he said.

I thought CFB was keeping the housing.

I doubt they would be allowed anything above 4-5 stories keeping with all the other housing in the area. Most of it seems to be scare mongering at this point/trying to score political points.

Scare mongering? I wouldn't really be 'scared' of high-rise housing on the site. It's a perfect densification opportunity as much of the land is un- or under- developed and the site would provide fantastic ocean/mountain views. Towers would also make sense here in terms of proximity to the future Broadway/UBC subway extension.

I mean by the NIMBYs who want to pretend that a bunch of towers are going to be built. I'm skeptical they could build any towers in there. Might be interesting for a Wal-Mart location

Why couldn't they build towers there?

I'm not anti-Walmart, but that would be a huge waste of potential development value. Watching some folk act like the antichrist has suddenly appeared would be interesting though.

Hasn't the area typically had height restrictions for new developments? Maybe they'll make it into reservation land and tell city hall to take a hike?
