Construction starts on Turtle Creek apartment community

Shaw has returned to the central city with his newest project.

The developer has broken ground for a 347-unit rental community at Sale Street an Cedar Springs Road, up the hill from Turtle Creek.

"We are moving full speed ahead," Shaw said Monday, standing on the development site as construction equipment rumbled across the Oak Lawn block.

The tract has been vacant since the 1980s when builders knocked down offices on the property to make way for a 30-story office tower complex.

But a real estate bust killed those plans.

Later the property was eyed for a Ritz-Carlton hotel, but that deal fell through, too.

And since then the property has been idle. It's owned by investor General Electric Pension Trust.

Shaw's Columbus Realty Partners is teaming up with GE to build two buildings of almost eight stories on the land.

The first units should be ready in about a year, he said.

These two buildings are being built on the northern half of the GE property that will house the two office towers mentioned a few posts ago.

I would like something taller here to go with the other nearby apt. towers, this was one of the hottest properties in the Turtle Creek area, it was also rumored that Donald Trump was eyeing this for a high-rise a few years ago. Although not to bad I like it; at least something is getting built.

That's only part of that block. The southern half of that block announced two 20-story towers a few posts ago. Being in the Love Field flight path, you won't see much taller there. The two apartment buildings though are pretty much perfect in context. There are lots of 4 story structures around it, and the taller buildings are all closer to Turtle Creek Blvd. Really nice massing if you ask me.

Highrise development planned for old Hard Rock Cafe site on McKinney Avenue in Dallas

An Illinois developer has teamed up with local investors with plans to build on a prime Uptown Dallas tract on McKinney Avenue.

It’s the vacant corner where the old Hard Rock Café once sat at McKinney Avenue and Routh Street.

The long-time location of the popular music venue and eatery was knocked down in 2008, right before the recession hit. Since then the land has been idle.

Now Stoneleigh Cos – an Illinois-based property firm that buys and builds apartments – and Dallas’ Cheng Investments have purchased the site, Dallas County deed records show.

The new owners say they will build a 20-story apartment and retail tower with 200 luxury rental units and 30,000 square feet of retail space.

Construction is set to begin in early 2014.

Cheng Investments recently sold the block on McKinney Avenue where the new Whole Foods Market grocery store and Gables Residential apartment tower is being built.

The McKinney project is the latest in several apartment towers in the works in Dallas’ Uptown district.

Developer StreetLights Residential is now finishing work on a 17-story apartment tower at Bowen and Carlisle streets near Turtle Creek.

And JLB Partners is about to begin construction on an 18-story, 299-unit apartment building at Cedar Springs Road and the Katy Trail.

Another developer, Novare Group of Atlanta, is buying land on Woodall Rodgers Freeway in Victory Park for a 20-story apartment project.

Either way. What a cool spot for such a neat looking building. This is one of the best locations in Dallas.

It is and will be even better with the Whole Foods / Gables going in diagonally across the street. The only thing I see based on the renderingis it feels like there should be a beach near.

I walk by it every evening. The rendering looks accurate, as renderings go.

The three new Sundance buildings are moving right along, expecting a November completion, and there's an apartment block going up between the two Lincolns on Bluff Street.

Dallas is getting it's own Skyhouse apt tower. should start construction pretty soon.

Victory Park will soon be home to a luxury residential high-rise targeting "young renters" and "Generation Y professionals" working in downtown Dallas and Uptown.
Atlanta-based Novare Group and Batson-Cook Development Co. purchased a tract of land at 2200 N. Lamar St. adjacent to the House of Blues from a partnership led by Hillwood for an undisclosed sum.
The developers plan to bring its popular SkyHouse concept to Dallas, which includes plans for a 24-story, 336-unit luxury tower. The Dallas site is the developer's sixth SkyHouse following projects in Orlando, Austin, Houston and two locations in Atlanta.

Possibly more large developments on the way for this area to join the Asian Museum, the SkyHouse and maybe the Brewery Lot

LOL! It does seem to be becoming almost a franchise, now. They just announced our third one this week, in Buckhead.
