The pump-house as a sort of podium looks great! and i understand that for this to be economical it needs to be "tall" but i think that neighborhood should keep with the height restriction bc, frankly a 24 story building would look way out of place there. That neighborhood will be fine in time and there are other parts of WPG closer to the core that could use that sort of density. I think spreading out our DT i.e. density, has got us where we are now.

Someone has to first to build a tall building in a new area. Just think, if someone thought like you, there would never have been a first skyscraper for our downtown.

While I agree that this tower will stand out, I think it is better than nothing at all, and has the potential to become the "landmark" building of the east exchange.

What the city needs to do (after allowing this building to go ahead) is set a firm height limit on future development, maybe 10-15 stories, as 8 is to low for condos/apartments/whatever set far back from the river. This would allow new buildings behind those already on Waterfront to to have units that can see the river, and at the same time creating a slope up from Waterfront, with this new 24 story building as the focal point for the new neighborhood.

I hope that made sense, as I have zero knowledge as to how that would actually turn out... Also do we have a probable height? I assume 24 floor + pump house would equal around 270 feet?

Not to change subjects on the happenings in the exchange (and I did post this also in the roads and infrastructure thread), but I came across this in one of the many magazines I get to flip thru at work:

It would have been a decent option for the Plessis underpass. Could have reduced the construction schedule by months possibly. Unfortunately progressive thinking and planning is not always considered in this province.

This was looked at but was deemed too risky with the utilities in the area. I think it was actually not possible to do without closing the road and railway for utility works.

Sorry for my ignorance on this one, but the parkade you speak of. Is this the same one that has had ongoing discussions and proposals, the James Ave parkade? As in James at Amy, the same location as the proposed Pumphouse thing?

Just to clarify for myself. I've been away for the last month and a bit and am also having computer issues at the same time. So I've been doing a lot of mobile SSP'ing.

I like the pumping station thing, sounds great! The rendering was a little underwhelming to me. Maybe just the low quality of it. Seems like it was done with late 90's computer technology. But if this one doesn't fly, then nothing will.

And yeah, definitely looks like a "tunnel" for Amy Ave. on that parking option. Similar to what the convention centre will have.

The mixed use tower recently proposed sits right on top of the James Avenue Pumping Station. The parkade proposal is in the same spot it has always been - James and Amy. The parkade proposal between Streetside and Sunstone has been cancelled. The City and Province are currently working on a proposal which should be revealed shortly. The schematic image of the Pumping Station showing a connected parkade structure is a bit confusing. The tower project does not include parking so I assume the render simply shows the building connected to the proposed James and Amy parking structure.

Thanks for that as well. I just thought that the James Ave parkade was combined with the pumping station redevelopment now. But we'll wait and see what comes out here in the near future.

But yeah, Sky is on the wrong side for sunlight. I'd be choked.

Yeah, good point. Just when that 24 storey tower goes up, some folks will lose the sun from the south. I guess that's life. Either way, should be an interesting project if it goes forward. Especially to see how all the old equipment will be showcased.

Just because there are no tall buildings there now, doesn't mean one can't be built. Using that logic. When Winnipeg was first built, there were no tall buildings. So that means there should never be any tall buildings?

I know, the height restrictions. Someone needs to be a pioneer and have some vision for the future. Maybe this will help get the ball rolling even faster in the exchange. Not saying we need 40 storey towers, I would prefer not to have those in the exchange. Keep the character of the neighbourhood. That's what the height restriction is for.

The Exchange was the first part of Winnipeg to get tall buildings. Why must we neglect that aspect of its heritage?
