Ah.. so it is an industry lobby group. got it.

I'm going to go straight to the source to get some answers on some pointed questions. Something just doesn't add up with regards to what the founder of this group is claiming they are having difficulty achieving.

I still think it's the coveted RF1's they're after. There's nothing stopping Tegan from building anything she wants in Edmonton right now, within the RF3 zoned properties in the MNO

^It is a group passionate about infill and wanting to lobby/educate/advocate for more.

Some people are in the industry, some are not and like I said, ANYONE with interest in good infill developments is welcome.

I will post up how to join soon.

^ And that's great. When's your leader going to stop advocating for good quality infill and actually build some

(And I know that Tegan is a great gal, with best intentions and I hope her Parkdale project goes forward as she's laid it out for us as it really is a very nice little project)

What we need to do is convince some of the higher quality tract home builders to also participate in infill developments as a niche, and give the one-off guys who build kit homes all of the city a little competition.

Also, just for kicks, the group could try to convince people that duplexes are not the evil incarnate that brings out the torches and pitchforks. We've had some fun with that... especially on one by a very reputable builder that's actually right now doing what the group is advocating for. Luckily we have been repeatedly successful... so it's not like people are not already accomplishing the things that this group is setting out to do

As long as the group is not trying to do an end run around what the city and EFCL have supported... I think that would be a huge mistake, and probably put you at a conflict of interest.

not sure if a plan where you have to walk through a bathroom to get in or out of either bedroom in unit 2 is really the most elegant or practical solution to make the spaces liveable...

i'm also not sure that the "let's not put the entries on the same face so it doesn't look like a duplex" is particularly successful. instead of creating a good looking duplex, it seems to just create a duplex unsuccessfully trying to look like it isn't.

i don't know what the lot siting restrictions were but it would seem to me that a large front verandah for unit 2 that would provide outside recreation space without resorting to a shared back yard would have been a nice addition as well.

while it might be "approvable", i think this one still falls short of what it could/should be.

What is it with condo advertising and apostrophe fails? If it's not "Condo's for sale" it's apparently "2 bedroom's". ARGH.

Make that twice. There was a proposed 30+ condo tower for that site, but was shot down because it did not meet the minimum parking space requirement. I think that condo had a beige and red stucco exterior treatment like Century/Legacy.

give them a break guys... proof reading is actually quite a difficult task to accurately complete - much like proper capitalization.

firstly, it is extremely difficult to proof read anything you have written yourself because we all have a strong tendency to read what we meant and not what we actually wrote. that's why professional publishers have proof readers and editors.

secondly, it is too often done on screen rather than with a pencil or pen and paper, even though editing on screen is an even more difficult skill to acquire.

combine these with the fact that most proofs will arrive electronically with relatively short turn around times and it can be hard to catch everything all of the time.

sometimes the fastest way to accurately proof something is to print a hard copy and give it to someone who has never read it before and ask them to proof it for you.
