City Initiates Planning Process for Langara Gardens Site

Next week the City of Vancouver will likely give the go ahead to start the planning process to guide the redevelopment of Langara Gardens, a 20.8-acre site at Cambie Street at 57th Avenue.

I would not be surprised if we were to see the existing buildings demoed in the ~10yrs after a slow rezoning process.

Are all those buildings rentals? I would assume at least partially. Wouldn't doubt that if demo'd they would be turned into more condo's and townhomes that seem to be popping up off oak/cambie.

The current policy would require a 1 to 1 replacement of the rentals if they are demoed.

Seems to me like a recipe for more density on a major transit line. Isn't this exactly where we want to see new residential (and hopefully commercial) development? The alternative is to build new homes on farmland, and then see increased pressure to expand the road network.

If the developers are willing to invest the capital to build this, then they certainly ought to make a profit.

The alternative isn't buildig on farmland, it's actually to rezone single family homes on a wider basis within the area (rather than only those fronting Cambie) - but the City is loathe to do so.

So the City is making the most of opportunistic rezonings - historically consolidated parcels that won't upset the neighbours as much when they ae redeeloped - such as the ICBC Claim Centre (Marine Gateway), Oakridge Centre, RCMP lands, Oakridge Bus Depot, Pearson Hospital Lands and Langara Gardens.

That's also why at Cambie & 41st - there will be tall towers on only one of 4 corners - and maybe up to 6 stories on the other corners.

Another example is the Marpole Safeway site.

I'm almost never in this part of town but did a little "ooo" when I saw this building from the entrance of Granville Island yesterday. Looks very cool from the north/in person.

It's looking better than the renders and model suggested.

The dark colours on the protruding elements and the white banding on the tower help to distinguish the various elements which, in the renders, looked jumbled together.

I like the concrete tree planters on the balcony. It's one of those things that you might see in renderings for other projects but they never materialize if left as an option to the buyers.

IMO, white "frames" on bronze bands would have looked a million times better.

An article in Vancity Buzz talking about high-rises coming to the Commercial Drive area. It looks like one of the busiest skytrain stations will finally be getting a bit of density around it.

Wasn't this planned like 10 years ago? What took so long?

i hope it gets something really tall... none of that wasteful 6 storey non-sense for such a busy corner

Count me the other way. I think 12-and-under buildings with a wide footprint would fit the look and feel of The Drive better while still adding density. I live in a 17-storey guy in New West and it has basically the same lot space and density as a new 6-storey project going in up the street. Tall doesn't necessarily equal dense, and The Drive is pretty great how it is already.
