I don't mean sprawl, as in, suburban sprawl. I mean sprawl, as in, this is a sprawling development with a typical under utilization of prime real estate.

I agree with the "mixed use", term as something most individuals will have a different concept of or a different definition of. The site plan gives us a glimpse into what may be developed.

I am pleased there is some kind of plan for this empty, underused field. Do I agree with the proposed site plan? Not from the diagram released today. Are the developers on the right track? Yes. I believe so. Others will disagree.

That quote is taken from the link above. Basically it said any development where more than one function is proposed, but needs to be pedestrian oriented.

So from that Grant Park Pavillion plan. Having the residential stuffed in the corner and providing a sidewalk to the retail portion would technically be mixed use. According to Wikipedia. Again, seems mixed use is a broad term. I think we've been more focused on mixed use, highrise development lately.

I think mixed use is one issue but the site plan is another. The street should be the focus. Parking should be hidden wherever possible, and there should be strong site design measures to support the needs of pedestrians and transit users. In our city, most development needs to incorporate the needs of drivers too, but unfortunately this site plan doesn't seem to offer anything innovative in terms of customers of multiple transp. modes - looks like it's built primarily for drivers. There should be no parking separating the sidewalk and the building fronts. Just landscaping and obvious ped, car and AT connections/entrances

Very interesting. I wonder if that rendering for the podium is actually for Winnipeg or just a generic one from another project. Also note they do not say hire an architect in the timeline. Just a landscape architect.

2017 timeline for completion with a point tower of residential only. So that's a pencil tower, correct?

PS I keep trying to scroll up to see the top of the tower. But it won't let me!!

Neat spread they have there.

35 - 45 storeys; nice to see the ambition. It would only be the second 40+ storey tower in the city (if the ambition is seen through on both ends) were it to happen, correct?

Should be good for Winnipeg in the end. By 2017 there should be tons of development, additions to the skyline, and I anticipate more projects will reveal themselves down the road. CMA should be over 800,000k after 2015 so it will be interesting to see how much the population increase adds to potential more residential developments downtown, and if that at all convinces some offices to relocate downtown thus potentially causing more office demand

they've already selected an architect (KirKor from Toronto). could just be a generic rendering, though it does include a skywalk so unfortunately it could be accurate

I also like the part about a grocery store being on the second floor with smaller retail uses on the ground floor. no block long blank windows, hopefully.

Ahh yes, forget about Kirkor. Thanks. I also like grocery on the second floor. I wonder of there wiill there be an elevator for carts to go down? Or just tough it out, urban style.

They seem to be a little weak on their Winnipeg geography. The site isn't north of the MTS Centre, Graham Avenue isn't west of it, and the Exchange District isn't in St. Boniface (or connected with "parks and recreation" for that matter). Broadway isn't too frequently referred to as "Highway 1" either, in my experience.

Or it could be like superstore on west portage, with a long ramp down to their underground parkade.

Just curious but to what other tower are you referring ? I don't know of any 40 storey towers in Winnipeg. Is there another one planned somewhere ?

55 Nassau is 40 storey residential, but it is not as tall as the downtown office towers.

Actually , it's not 40 storeys , it's 38 (unless you want to do the whole no-13th-floor thing in which case it's 39)

Winnipegs tallest. condo rather than apt. block @ 108 metres or 354 feet

CanWest Global Place (33 floors, 128m / 420ft.) tallest for commercial properties..
For some reason I always thought is was 40+ storeys as well until I'm sure all the posters here looked it up.

Interesting, I didn't realize it was 38/39 storeys; I was referring to the 55 Nassau though I thought it was 40 storeys as well. Looks like I was wrong.

In that case, it could be Winnipeg's only 40+ storey tower!

So the $70 million proposal includes everything..hotel, conference room, restaurant, movie theater, a few and water park?? Wonder how much of that $70 million would be budgeted for a waterpark? People might have to temper their expectations as to what kind of "world class" water park they would be getting with this project.

Still better than what we have, which is nothing - I don't count those crappy Canad Inns pools with one slide as water parks.

That sounds like the original conceptual plan for the north site of Season of Tuxedo. More of a, what they would like built but not leased. I am fairly certain there won't be a movie theatre. The water-park and hotel are definite wants but until they secure a hotelier that won't happen. $70 million won't build you a very big watermark and hotel anyway.
