Developers have begun pitching ideas for Midtown’s “symphony center” site at 14th Street, including a new proposal for a 400-room hotel.
Architect Perkins+Will Inc. is part of a development team that recently presented the plan to Midtown Alliance staff, according to people familiar with the proposal. Real estate development consultant Macauley+Schmit, a longtime partner of Egbert Perry’s The Integral Group LLC, is also part of the same team.
The plan would also include at least two residential towers, office space and stores along 14th Street, sources said.
A developer is eyeing the conversion of a vacant 20-story downtown office building to high-rise apartments.
Atlanta-based Paces Properties LLC has put 250 Piedmont Ave. under contract, according to commercial real estate executives with knowledge of the plan.
Paces, led by CEO David Cochran, could not comment. The final negotiations and design of the project are expected to unfold over the next several weeks, sources said.

I didn't realize it but based on the middle rendering, that is the location. When that senior building was constructed, it blocked views from the adjacent condo building so they can't complain too much.

Actually ABC states that the tower will be overlooking 400 so I believe the site is to the West of the Post Property, not adjacent to Lenox. Article Here.
Retail giant Simon Property Group Inc. is resurrecting a plan for a residential tower behind Buckhead’s Lenox Square mall.
Simon could bring back a project originally pitched in 2006, before the economic collapse, as a more than $250 million luxury condo development.
The mega-mall owner has again joined with Miami-based developer The Related Group to revisit the proposal. Attorney Carl Westmoreland with Morris, Manning & Martin LLP confirmed Simon has a joint venture agreement with Related and is in discussions to design a new project.
I personally feel that Buckhead is overbuilding for their already very strained road network (really just super-blocks like Perimeter) but this one could make sense. It's almost MARTA adjacent and could encourage some more transit use.
LB Partners L.P. has a 1.8-acre undeveloped site on AT&T Inc.’s Midtown campus under contract. JLB plans to go before Midtown Alliance staff in coming weeks to fine-tune the project’s design. For now, it could range from 280 to 300 units and from eight to 10 stories.
It would most likely feature apartments, though JLB could consider condos.
In other words, the doggie poop park on the AT&T campus.
I know some will hate to see that greenspace go but I think its more important to build an urban street wall on Peachtree and I am excited to see it developed.

I totally agree about the street wall, but it would be great if they can save a couple of the large trees on the lot.
Are there any "recent" residential buildings (i.e., within the last 40 years or so) that have been built with no parking or significantly less than 1 space per resident?
How do our parking requirements stack up with respect to other cities?
