The show suite is in the house. On the suite map in the interior one unit looked to have a reserved sticker. $470 - 484 a square foot on the units I was quoted on the 10th floor (not the valley facing units). 1500 sq ft amenity space but what is going to take up that space hasn't been nailed down. Sales person didn't know whether the building would feature a garbage chute. No plans yet for what they will turn the heritage house into, and no floor plans on the podium townhomes. new google maps has Edmonton in 3D, you have to use the "chrome" browser though... pretty neat getting a shot of downtown, hawrelak, and university all at once. I don't know how to take a screen shot on my PC to share...someone else should

Given how fickle Edmonton buyers are, particularly for condo product, you'd think that it would be in your best interest as a developer to have all of the important information available to potential buyers. The more "we don't know" or "aren't sures" you give, the more skeptical your buyers become.

^Yah what the heck that's not right at all. And 2015 occupancy with all those "aren't sures" makes me chuckle. Come on I really had high hopes for the place as quality product.

I'm not that surprised given that we don't even know who's really behind this development. I mean, what other projects have they done? Have they built high rises before? What is their track record? These are important questions that ALL buyers should be asking. I find it funny that most people seem to do more research on car manufacturers and rely heavily on their reputation amd reliability than they do for developer/builders. Yet a home is likely the most expensive investment they'll make in their lifetime.

I feel like Edmonton doesn't really have one true outstanding developer. They are all kind of average I'd say, at least just from what I know.

Which leads me to ask, what do you guys, if you know, think of Brad Lamb?? Quick search leads me to believe he is great, but don't know how the market really is in the East.

There are a few. The first that comes to my mind is Christenson. They have been around for years and seem to maintain a good rep for building good product. I wouldn't consider their designs cutting edge or pushing the envelop, but they seem to be a good developer. Others are more suburban such as Landmark or Carrington. There are some new players entering the market. I am fortunate to be associated with one and we hope to one day be leaders in infill / redevelopment.

No wonder the hotel component is looking dicy in that redevelopment tower on rice howard way - average occupancy isn't even in the 70s.

The grand opening of a new drugstore isn't typically an event that attracts prominent city politicians and hoards of happy residents.

But on Saturday morning, Mayor Stephen Mandel, city councillors and many local residents attended the opening of a new Shoppers Drug Mart on 118th Avenue at 82nd Street. They were all there, not so much to ring in the grand opening, but to celebrate the end of a long battle to remove the derelict Cromdale Hotel...

Very nice to see that corner active. We stopped in to see Tony and Mr. Mandel, both of whom were fairly instrumental in getting this redevelopment to happen. The store was very busy.

^The hotel would be much better off being managed by an established chain hotel where standards are in place.

Hotels with their own brand names will always lag others in a fully established markets especially when travelers look for loyalty points and status. And with new supply, namely the Arena District hotel(s), the Quarters and the Kelly Ramsey block, I would definitely strike an agreement with a more established brand name.

But it's not my money, and I think the new owner will regret the decision to re-establish the property's unique appeal on their own with their own standards.

^ I'd think that if a hotel does end up going in there it'll be leased and there'll be some sort of JOA with an established chain

It's more a question as to whether it's the best choice for that space from a revenue/ margin persepctive. Hotel margins are tight, but office is a risk because there's still a lot of office space on the market.

If the city does the smart thing and consolidates in an existing building then I think a new office tower at the KR could work well for those companies looking to trade up to new product

good luck... this is the kind if innovative and sensitive redevelopment we need more of. here's hoping the market makes it well worthwhile for you to take on the risk involved.
