Ive really tried to find some crumb of "prettiness" 1 Spadina Cres over the decades but whenever I've walked past (in the past 15 years) I just can't get insane asylum/lobotomy horror film imagery out of my head.

The real problem is it's been neglected and left to rot. The parking lot is an extra slap in the face. A good sandblasting,fresh coat of paint and rose garden/water feature/landscaping would be much more beneficial than any addition UofT could come up with.

Seriously ? You can say that by just looking at a glorified render (that sunset colouring.... Always a winner)? I have not seen The Bow or EAP in person, but I suspect their cladding is the best in any canadian projects of the recent years.

Thanks Martin. Having seen and been inside both buildings, I'd agree. But the Manulife building does look cool, we don't have any actually curving glass in Calgary yet, even the Bow's glass is just flat panels that eventually form a curve.

Yeah I'm not too sure what people have against EAP or the Bow (2 of the nicest office buildings in the country atm). Agreed that the glass on this one does look promising though.

Looks great to me. Any idea if the first floor will just be a lobby or if it will have leased commercial space?

I think ti will have retail bays but I'm not sure. Also not sure if it's destined to have Calgary's second Plensa piece or not.

Edmonton - Kelly Ramsay Building

The site for the building has been completely fenced off today. The building is approved and will be between 100 - 114 meters tall, right in the centre of DT Edmonton, adjacent to Manulife Place. The tower will be 12 floors of office, 12 floors of hotel, with 1 floor of ground level retail.

Yeah, I'm pretty excited for it. The heritage facades that will be incorporated into the bottom are quite nice. It will have a good street level presence, as it already does. My favorite pub in Edmonton is just down the block to the east.

^ It is an attractive building, but the proportions are a bit awkward. It would look more harmonious with the gap 2/3 of the way up the tower. However considering they had to incorporate a heritage façade and what looks like a parkade, the design is somewhat understandable.

Well the rumours swirling say it will be a high end hotel, and with it being an office tied in with a high end hotel, I could see it being at least good quality materials.

The strip mall along 101 st should be coming down soon followed by Swedish Jewelers building and then Kelly Ramsey piece piece (i think thats how they will take it down)

I misread the part about the two-level atrium to Water Street level. I thought they meant there would be a new two-level entrance on Water Street and was going to cry foul because a heritage building would have to come down to make room.

But they just mean that the atrium on the back will be two levels so that it reaches the height of Water Street. That'll look nice. Hopefully there's some commercial leasing opportunities down there on Harbour Drive. We really have to change that from being as industrial as it is.

We need downtown to expand and Harbour Drive is already there... we may as well just spread more life down to it. Up until recently, it was basically just a glorified back lane for Water Street,

Still have yet to see anything that suggest this has anything to do with Groupe Germain.
