How can there be a foundation when most of the work will be to remove the historic building on site?

I totally disagree that this will have a shorter time frame to construction because its rental. How many 40 storey rental towers have been built during this boom? Selling units (will be registered as a condo in any circumstance) is its only hope.

According to the blogto, they will need at least a year to get city approval. So no shovels in the ground until that has been obtained.

Are you suggesting that this will ultimately get built as a condo, not a rental building?

Aren't rents skyrocketing while condo sales are stagnant or declining?

Only 9 more towers an we'll be at 50 towers over 200 meters, BUILT, UC, or PROPOSED.

Many new rentals are that way for tax reasons. It also gives them the ability to sell off part of the building if tenants become scarce.

One company still owns all of the units, is the property manager, and controls the condo board. All occupants of the building are tenants.

A few of those proposals (Oxford convention center buildings, some of the 1 Yonge proposal) are pretty far into the future (2020+) if everything goes perfectly and both the office market and condo market stay strong.

I'd only award partial points for those as they're less a proposal and more of a wish-list by the developer to city hall.

And by 2020, we should be at 70 towers, BUILT, UC, or PROPOSED over 200 METERS.

Maybe a bit more than that even.

Wow, nicely done! I hope the final product looks closer to your drawing than the render. That type of dark cladding would look amazing.

Condos are in the moment investments. Rental properties are long term investments. Who can possibly predict the next 15 to 20 years given the past five years. Condos and luxury rentals are closely tied given condos are frequently rented out. When one sees a decline in pricing, the other isn't that far off.

Found lots of renderings of One Yonge here:

Takes a while to load but I found it was worth it.

Found heights of the buildings there.
Tower One: 88 floors 271m
Tower Two: 80 floors 247.4m
Tower Three: 75 floors 232.65m
Tower Four: 80 floors 247.4m
Tower Five: 40 floors 179.2m
Tower Six: 70 floors 221.6m
Toronto Star Building: 35 floors 132.67m

These heights do seems low for the buildings though. On the last page it shows to the top of the mech floor and not the top of the building so some of these will be taller.

Very cool document. Amazing project.

So you think the Architect himself is understating the heights of his own buildings. I know everyone on here loves tall buildings, but come on....

That render shows a third residential tower at Harbour Plaza...

That's some serious looking density. Nice to see how ICE, 10 York, 90 Harbour and others fit in together. Look how much these new buildings dwarf L-Tower. They're going to look huge from the Islands.
