A hotel operators first concern is not going to be making 200 south a nicer place.. Its going to be offering its customer base the best experience possible.. The RWP location is completely uninspiring... The Plaza Hotel location would offer a much better experience in almost every way... Not to mention the views of temple square and all of the tranquility and beauty in the area...
With RWP you get amazing views of the likes of the shilo inn and some of the city's most ghetto architecture.. The only advantage RWP has is that it is a couple blocks closer to bars... A couple of restaurants and a bar could easily be made s part of the development.. Plus main street isn't that far.. A nice restaurant could even be put in the base of 99W

A huge advantage that the RWP lot has is that it's right next to all the restaurants and dance clubs in that area. And, the architecture is not that ghetto in that area. There's a lot of neat restored architecture on 200 south and 200 west with restaurants in them. Plus, Pierpont and 300 south with all of its restaurants are right there, too. There's Red Rock Brewery, PF Chang's, Squatter's, Rose Wagner Theater, Café Pierpont, and a lot more. Do a Google Street View or walk down there if you don't know what I'm talking about.
Oh, also, there's all those little shops and cafes on 200 south from 300 west to the Gateway, and then there's the Gateway.
Oh, also, the RWP site bridges the gap between the CBD and the Gateway. It has the potential to be a catalyst for more projects to fill in those missing gaps.
A big disadvantage that the Plaza Hotel location has, is that the hotel would block views of the Salt Lake Temple. There are view corridors that the city tries to respect. The two that I'm aware of is the Temple and the other is the City and County Building.
