I still remember going to the Hydro public consultation and speaking directly with the Hydro executive in charge, I think he was their CEO. They had at least five candidate sites: west of Shaw Park where the Goldeyes play, a south tower on the Winnipeg Square pads, the parking lot at Fort and Graham, the current site, and an addition to the Bay using some of the top floors of the store and a new structure on the parkade site. My choice was the Bay location as I knew even back then that the store was in significant trouble and Winnipeg was facing a situation similar to when Eaton's closed. I also spoke strongly against what ended up being the chosen location which had a number of small yet functioning businesses suggesting that they would simply close up and be lost from downtown. The Hydro employee told me that would not happen and they would just relocate. I would like to challenge you to find me in downtown Winnipeg the Red Apple or Quiznos, among others, that closed to make way for Hydro.

I have a similar concern about Fortress and So/Po. They both seem to be chasing the same lead tenant -- the corporate office for the new Manitoba Liquor and Lotteries. It feels like there is going to be one winner and two loser here -- the developer and Winnipeg as a whole.

Westin has no basement.
Westin we be overwhelmingly hotel. Possibly a single office tenant (40,000sf)
Sopo will not have a hotel.
Sopo does not have residential.
Fortress is not an office tower. It is mostly residential. Different market from sopo.

Sopo clearly has mpi and lotteries locked up. Probably agreed to when the jets came back so sellinger could be at that press conference with chipman and Thomson. The same way that mpi had a 'public rfp' process for their land and it just coincidentally went to chipman.

Downtown is losing 300 hotel rooms with the Place Louis Riel conversion. It lost 200 with the radisson conversion. All of these hotels will only add 700 rooms or so. There is a significant market not served by our hotel industry. This growth is a long time coming. Our supposed highest level hotel is the fairmont for goodness sake.

160 Smith used to be a Radisson? I thought he was referring to the one on Portage.

I don't believe this is reflective of The Radisson on Portage Ave.

As far as I am aware, The Radisson Hotel downtown is still a hote.

I drove past Dubrovnik the other day, there were construction workers on site.

I'm not as up to date on this stuff as the rest of you guys, but that's where D Condo is supposed to be going, correct?

There were a few workers and at least a backhoe on site. That was on Friday.

All of this info seems bang on from the previous, whatever, 6,7,8 or more pages of this thread..and info provided if you go back..there were even references to mpi/loto in sopo, locked up tenants, for sopo to go forward for office space, Riel converted..also in this thread. Westin( insider knowledge reg: a hotel + some office space) the contruction of hotel space to conversions = A need for other developement of extra hotel rooms in the core? The market currently could sustain and use the extra rooms...imo..It's wpg time, I won't even start on the airport area, HSC, Mc phillips station, and whatever I've missed..It's buisness and investors feel like it's time to do buisness here?

Yes, Dubrovniks will be demolished/or maybe it has been already? D-Condos was preselling for some time so It's good to here there is activity on the site...

Not sure on that one. Driven concrete piles are pretty idiot proof, so the fact they had issues means that perhaps the geo-technical advice may have been a concern there.

I think a much more likely tenant for SoPo is True North themselves. No real action at the D Condo site yet, however their ad in the newspaper said a "2015 possession", so they must be starting work soon.

Only part of City Place that has any vacancies is the retail level, and that seems to be changing since the Shark Club announced its coming in.

The office tower is 4 floors of MPI, and the rest of the leasable space is taken up by the Winnipeg 311 center and two Fed Govt. offices. Not sure about the Fed offices but 311 has a long term lease at City Place.

I would take what a leasing agent says with a grain of salt. Checking some old email's I have from leasing agents, MySky Phase 2 was going to be complete by the end of 2011, Dennistoun was going to break ground in the spring of 2011 and complete in the fall of 2012, Studio 511 first possessions in March of 2011, and all phases of BGBX were to be completed by the fall of 2012.

The difficulty of projects like these is its a bit of a catch 22. Most developers don't want to commit to building until they reach a pre-sale threashold, but many people are unwilling to commit to a unit without firm build dates.

One exception I can think of is streetside who seem to build without any pre-sale thresholds in place.
