As cynical as this sounds, you could be very right. The prestigious Manitoba Club would greatly benefit if it has some 'extended manicured grounds' around it.

MacDon Industries is building a 180K square foot parts warehouse somewhere in the Centreport area. The existing parts warehouse facility will be used for another assembly line, their third.

I think the vision of Graham and Smith as unappealing doesn't take into account the significant changes that have taken place there in the last year or so. The St. Regis is dry now, so that is a big difference. Having the police HQ across the street will likely lend a sense of safety and security. And the biggest change will be the fact that a big ugly vacant lot will be transformed into commercial space and housing for hundreds. As for the concentration of residential activity, well that is precisely what the Fortress development will do. Without projects like it, you will never have a critical mass of density. Just look at 104 St in Edmonton - 15 years ago there were just a couple of small residential buildings in that vicinity, but once highrises started going up it changed the feel of the area considerably and it managed to attract storefront businesses that created a true neighbourhood feel. If this project isn't the concentration of residential development and the creation of a critical mass then I don't know what is.

I agree with all of this...I think that spot is becoming quite a good location.....look at all the residential development happening around that area...avenue, portage & main, the old Sheraton and place Louis riel conversions....its a good bridge between the commercial area and the residential section of downtown....I actually think it is a perfect location for a grocery store....way more central....the bay didn't capitalize on any office traffic at all...was a long way from the exchange......this is central to the exchange, broadway/Assiniboine as well as portage and main...its on the transit corridor and skywalk.....about as good a spot as any.

One thing I have not heard mentioned about the rumored Fortress site yet that it has very strong potential of being on the skywalk system. This may sound like a minor detail but it could be a huge selling point for a grocery store, residential (walk to work in winter without going outside), and even restaurants targeting the the MTS Centre Crowd.

If the four store podium part is correct that will also be interesting. Are we talking ground floor retail with three floors of parking? Four floors of commercial/office space? Something different? Also, how is parking going to be handled for the site? There are a decent number of spots of the existing surface lots that always look full during the daytime. With the Police headquarters moving demand will already be increasing significantly and then add it a 36 story residential tower and the second tower and demand will be very high.

Connections to the sky walk system have always been split between the two building owners and the city (1/3) each.

With the completion of the City Place-Royal Trust Tower-Delta Hotel link the city has exhausted the last of the money they had set aside for sky walk system. I was looking at the new city budget and don't see any more money allocated for future expansions.

Does this mean they don't want to see the system expand by connecting to the proposed Fortress location and/or the hotel(s) by the Convention Center? Or will they expect the new building developers to foot the full cost now of creating the links?

In further consideration of the Graham and Smith location, the views of the downtown skyline and the surrounding downtown area from Fortress are going to be pretty kick 🞵🞵🞵, especially the higher up the unit is. Another plus for the location.

Please don't attribute an entire city to the writings of Gord Sinclair (I understand your comment was tongue-in-cheek).

I'd suggest everyone move beyond his "tug at the heartstrings" type of journalism. At the end of the day, it's all for reads, or "clicks" in today's media. No more, no less.

The original plan for the skywalk system was to "complete the loop" from the Convention Centre to The Bay. The final two links are from the Convention Centre west, and then to add The Bay through the parkade. Any other extensions, or arms of the system would be privately funded. A study was done a few years ago to tie in some of the buildings along Main Street, but even though it was physically possible (and difficult) the costs were prohibitive with buildings that were not designed to be tied into a pedestrian connection system, either below ground or 2nd level. FYI the Royal Trust, Delta, Convention Centre, 440,400 St. Mary buildings were all designed for a future 2nd level walkway system. Extending the system would be great for the city, but a lot of dollars will be spent on studies and planning.

No kidding. When I first read the article, that is immediately what came to mind... "they must be redeveloping a mied-use building and will be the ground-level restaurant tenant." And then I saw that they're just going to tear down and rebuild the same thing... except with a bigger patio. What in the heck is the point of this? Can't the existing building just be renovated?
Well, its their money, and it stimulates the construction industry so... go for it.
