If you've driven along south Main Street and wondered why all you see at the future site of the Upper Fort Garry Heritage Park is fencing and several acres of empty space, you're not alone.

Which is why I called Jerry Gray, the volunteer chairman of the Friends of Upper Fort Garry.
"We're about three weeks behind," Gray said in reference to winter-like spring weather holding up the start of phase one of the project; $7 million in landscaping and surface work.
"It's been a long time coming," he added.
And it could get even longer.
It's been just over five years since the Friends -- an A list of the city's who's who -- met a deadline to raise $10 million within 31/2 months to assume control of the city-owned property.

I'm dumbfounded. Gordon Sinclair JR. was friends of upper Fort Garry. And now he's lacing into the rest of them after the idea turned out to be stupid?

I would much prefer that residential development be more concentrated so that a critical mass develops and demand encourages the development of support services and retailers etc.

We should've just approved that damn condo project back in the 2000s. It's obvious that these people can't put together a museum... especially keeping the parking lot on the site.

There are other places downtown I would rather live that are "funkier", as you put it, but you cant just not do anything because an area isnt as great as you would like it to be. We should try to make those areas appealing so that people will want to live there

hey flatlander didn't one of true vikings articals result in a twiter posting from one of the top fortress exacts hinting at a grocery store????

also to the nay sayers about time lines that surface lot is allready zone for high density residential.......... in the early 90's that lot had 2 tower proposed on it that never got built sometime in 1992 same style are the building at vaungh and elice se corner

though according to the tax rool its not classfied

Depending on land availability Manitoba Hydro does just that. In the Waverly West Development they are putting in 10 of the Distributed Supply Centers instead of one or two substations.

Each DSC sits on a 100' x 100' lot and they don't require the barbwire fences or steel towers so they blend better into the subdivisions. They are just a bunch of low profile transformers and control cabinets, the highest is about 10 feet.

Is anyone really surprised by this?! Any funds raised should be forwarded to the developers of Heritage Landing. To offset the increased construction costs, as this would have been built years ago for less money on this same site.

Yeah, at some point he city is to construct the ESP. Doesn`t seem like it`s included with the Devonshire Village part of that development. Once more details come out on the Devonshire Park side maybe it will include something on the parkway. But it sounds like it`ll be on the city nickel from what I`ve read. No developer agreements.

You`re right, it`s your typical development. Dare I say some areas in Linderwoods, for example, have a bit of character now that the trees are that age. Hopefully this development won`t be full of pink stucco!

That may be. Of all the spots i would like to see a grocery store pop up, I'm not sure that's one of them.

But hey what do I know. Would be happy to be proven wrong.

I think part of the appeal of Zeller's grocery was it's location - even if it wasn't that close to a lot of existing residential (other than Portage Place/Promenade). That area just generally had a lot of traffic so that others (like me) who don't live downtown would still patronize it.

We have such a big downtown, and we've spent lots of money providing residential amenities in other neighbourhoods ... I'd prefer this density go to reinforce an existing residential node. To me the only thing this site has going for it is access to rapid transit (such as it is). Which is great, but only one factor among many.

We shall see how the market decides!

If that many people are willing to rent in that area, I don't think it's much of a stretch to think that a good number of them would be willing to buy there too. I'm sure that a good many of the condos will be owned by investors who intend to rent them out as well, so many of the Fortress units will likely end up on the rental market too.

I think the vision of Graham and Smith as unappealing doesn't take into account the significant changes that have taken place there in the last year or so. The St. Regis is dry now, so that is a big difference. Having the police HQ across the street will likely lend a sense of safety and security. The Millennium Library park has been nicely redone, as has the Met theatre - it's no longer boarded up. And the biggest change will be the fact that a big ugly vacant lot will be transformed into commercial space and housing for hundreds. Fortress knows what it's doing and I doubt they would be getting into this development if they weren't certain they could sell the units. Living on Graham may not be for me or you, but this is a big city and there are likely thousands of people who would happily consider it.

As for the concentration of residential activity, well that is precisely what the Fortress development will do. Without projects like it, you will never have a critical mass of density. Just look at 104 St in Edmonton - 15 years ago there were just a couple of small residential buildings in that vicinity, but once highrises started going up it changed the feel of the area considerably and it managed to attract storefront businesses that created a true neighbourhood feel. If this project isn't the concentration of residential development and the creation of a critical mass then I don't know what is.

The former Aqua Books/Eat Bistro location on Garry St was sold promting Aqua Books to move. The new owner was confirmed as The Pint based on a Liquor License application posted on the site while it was undergoing renovations last summer. Around the time the NHL lockout started all work on the renovations stopped. The building is south of the St Regis and north of the parking lot on Graham and Garry. The rumor about Fortress potentinally building a large podium that will cover the entire site of the St Regis parking lots has me wondering if the reason the renovations stopped may be because the former Aqua Books building is now part of the Fortress Development. Further, if that is true, it is possible that The Pint will be one of the tenants in the Fortress development.
