So by "mixed use" are you thinking significant residential component (or just a big parkade with something small attached)?

Some more residential in that area would be huge. At some point the density there will get to a point where it just can't be ignored by retail.

the new Shoppers on Osborne is opening this week. It doesn't look bad, but for some reason they are using at least two different types of brick.. looks a little wonky

I cannot get over how much potential there is in that neighbourhood for some ground-level cafes, restaurants, grab n go food, a drug store maybe, a small market like vita health... but one of the key problems is none of the existing buildings were built with space in mind for that. Sure, some could be rennovated / added, but its new development / redevelopment that really needs to incorporate this.

the issue came up on another thread and I wanted to continue it here and get everyones opinion. We would all love to see the pumphouse get converted into something. Many have suggested a brewpub or some kind of mixed use development. For those who have ever been inside (including myself) know the vast amount of work and money it would take to turn it into anything. It currently sits on an integral piece on waterfront. The dead building creates a big gap on the Waterfront fabric as well as on James st. That space needs to be filled with something that functions. As much as i wish it could be saved im starting to believe that its going to have to be torn down if we want to continue to develop that area in a fully functioning neighbourhood.

I would like to see something like this:

on that lot, but in a "L" shape that fronts right on the sidewalks on waterFront and James, and contours around the corner. The empty space within the shape could then be used for some parking (because we know people will still demand it).

What is happening on Waterfront Dr and Pioneer Ave on the greenspace right across from Goldeyes ballpark? A couple of tractors working there. I hope they're not building anything to ruin the greenspace. Cyclists like myself love riding through there.

^^^^ The top rendering was for the Upper Fort Garry residential proposal (won by Crystal Developments & ft3 then taken away when the Friends of Upper Fort Garry complained). The second rendering was for a office tower proposal next to 201 Portage for Canwest at the brief height of their reign here in Winnipeg. The project was budget priced but ultimately cancelled when the Canwest empire went down the tube.

Will the next condo or apartment new or renovated building in Winnipeg feature a rooftop green house and garden? Especially in downtown, I hope so. That is why some people choose to live in the suburbs so they can have their gardens.

There seems to be a lot of chopped off yellow steel poles along the side of MTS Centre on the sidewalk (Donald St). I suppose that's where the funnelators are going to be at?
