Northbound and southbound are both currently two lanes from Hespler to the bridge due to the median not being finished before freeze up in 2012.

Once the construction is complete this summer, there will be 3 lanes south to the bridge (curb lane will be a signed diamond lane and forced turn onto Midwinter) and 3 lanes north with a left/westbound turning storage lane at Hespler.

I was thinking the same thing. Definitely wouldn't build that in Los Angeles or Vancouver. I guess if there's nothing shaking the building too bad, it'll do.

Wood framed hotels and condos/apartments cheapen the appeal for me SOOO badly. Can't stand staying in a hotel with wood framing. Need some heavy duty sound proofing. You hear the person next door wake up to their alarm and take their morning crap. No thanks.

I looked at a rental condo a couple of years ago at the complex at 415 Jarvis in Toronto. You sure could tell it was a cheap stick built building compared to some concrete buildings I looked at.

Far right of the bottom picture: Looks like steel framing holding up the hollow-core sections with wood cladding....

It is steel framed. Only OSB for the exterior.

if u look the 2nd floor does not look like its got any steel holding the precast up....

also the city owned parking lot across from heritage landing has been close and has a notice lot permatly closed???????

There was a full steel frame before any lumber went up.

Which would be a natural fit for waterfront drive, along as much of the Red River as possible. There's a long way to go to achieve that, but this hotel will be a start.

Interesting about that parking lot getting closed off. Dare I say large surface parking lots are suddenly becoming an endangered species? (nah maybe too soon for that).
