Yeah, she's gonna be a big one.

A lot of these projects of late are far too big for Hamilton. I guess it's a case of investors wanting to get as much bang for their buck as possible.

Ok this might be the most ridiculous statement I have ever read on Skyscraperpage and that is saying a lot considering its skyscraper page!

I condo and hotel development in a city of half a million people is far too big!

I cant wait to read your "Far too big" posts if and when the Connaught Project gets going!

^This is one of those cases where I wish I could reach through the computer screen.

The demand for condo units isn't terribly great in Hamilton. And yes, it's only natural these guys want to scoop up that demand before anyone else can. Simply stating the obvious, which is my forte afterall.

Try not to be quite as big a d*ck in your next post and I'll keep the 'far too big' comments to a minimum in the Connaught section.

I would like to see more infill development at lower densities rather than a handful of huge projects and empty lots remaining.

But the fact is we are growing. We will absorb some of the GTA's growth and downtown is back in style. I don't mind if developers build as big as they please - if they have the pockets for it. If they overbuild for the market, it's their own risk. In an overbuilt condo market, consumers benefit when units are rented out at below the carrying cost.

Hamilton real estate is set to outperform the rest of Ontario in the next several years. Prices will increase as the rest of the country gets a price correction. That means single family homes downtown will not always be so affordable relative to condos. They aren't making any more houses here.

I think it's great to see some big buildings finally getting constructed in the core. It's long overdue, and if it sells well, it makes a great case for some even taller ones built around it. Fill up those damn parking lots...

I wasnt trying to be a big dic but I hardly think 25 stories on a condo is too big! Especially when mojority of the other developments are selling! If this whole development was going to be 10 floors people would be saying its too small for Hamilton!

This forum seems like its always been wish for cranes and condo towers etc now that we have a guy that is doing what weve all been hoping for we are going to says its too much!

I build them 50 stories if you want!

I've lived in cities where developers go mental trying to build as much as they can before the next dip in the economy. The result is half-built monstrosities all over the city. I'm sure that won't happen here but I think the intention is the same.

What the city needs is more projects the size of the Witton Lofts, Urban West, City Square and so on. That way we get these gaps filled in sooner rather than later.

I take your point to a degree: smaller scale projects like 220 Dundurn ST are of the greatest value to a city like Hamilton, which has not experienced significant downtown development in over thirty years.

However, let's not go the opposite negative way and say that the city cannot absorb new condos. I would say that there's a steady demand for quality condos at a fair price, like in any urban market. Hamilton is siphoning off plenty of Torontonians who are sick of the expense of that city, among other things. Hamilton is poised perfectly.

the 2008 crash was pretty cataclysmic, but even then you didn't see that many stalled projects in Canada. Apart from that my thinking is that if they can get someone to finance it then it's pretty much guaranteed to sell. Banks won't extend that kind of credit unless they know they will get it back. The potential downsides for me aren't sheer size, but the potential planning deficiencies that some worry about in Toronto, especially too many single bedroom condos.

Isn't the back end of the hotel going to be right up against the side of the condo tower? (in other words, people in the condo are going to be staring into hotel rooms and vice versa?)

Also, why does it look like the condo tower is physically attached to the hotel at the bottom? Odd layout, no?

Original plan before some of the federal building was partially repurposed.
