Ugh at the Molson/Crosstown site. I walk past the Save-On complex at Jasper and 109 every day and think about its wasted potential. I actually thought to myself, "if this were being built today, it would be done so much differently". So much for that thought.

City RFP -

Opportunity Description:
This NRFP is being issued for the provision of leased office accommodations in downtown Edmonton. Ideally, the City’s wish is to consolidate a portion of its administrative operations in one location; however, a scenario in which more than one building is used to meet the City’s objectives may also be considered. The ideal building would have usable floor plates of approximately 20,000 to 30,000 usable square feet including a mezzanine area which would allow for the City’s primary public customer service operations to be conveniently available to the public.The total of 350,000 useable square feet of office space is required.

^ Based on the massing, I'm pretty sure that "bunker" on the left is actually the old brewery, they just didn't bother to fill in the details.

And the developer should be lambasted for such an omission - especially if these drawings go public and all we see is a 🞵🞵🞵🞵🞵🞵 strip mall. Way to encourage a warm reception.

Molson site alternate vision:

I'm not really feeling a lot of attributes of this attempt but here it is nonetheless. I tried to add a realistic amount of parking as to make this site plan somewhat realistic and feasible for the developer, otherwise I would have definitely swapped out the parking lots and angled parking with parallel street parking.

*sorry, I have no clue what happened to the colors when I exported these images...

100% better - pedestrian friendly! Great access off the LRT into the heart of the development. The circle and waterfall make this a pleasant experience. That circle could be ringed with restos with outdoor patios. While there is traffic it is being managed thoughtfully. This reminds me of St. Armands circle (district) in Sarasota Fl. I was there a few months back.

To be honest, I really liked the Anthem proposal (sauf the south commercial portion), compared to the proposed. Cover up the two mid-rise residential towers on north east side of the property and then tell me what you think of it. I can tell you what will likely be phase 1 of the project, and it won't be the residential towers.

The disregard of the future LRT in its entirety is what baffles me. It may not be Oliver Square 2 when you are fooled by the building materials in the renderings, but the site layout says it practically is.

Yup, Whyteknights proposal way better, but unfortunately not what is being proposed. I don't know if First Capital has ever done something mixed use?

I think if they go ahead as planned, they should parcel off the historic building and give it to someone that will do it justice. Not just facadism for a grocery warehouse.

^Of course I do! Here's a scheme shifting the bulk of the commercial to the east and allocating a more realistic amount of parking to that portion where the anchor grocery store could be located (at head of 119th). I tend to agree that that side of the site is bound to become a glorified power centre and therefore I designed it with that in mind. I decided to put in a park/square to provide a buffer between the commercial and residential precincts.

dark orange: anchor tenant/big box retail
light orange: small scale retail
dark pink: heritage sensitive conversion
light pink: retail + 2-4 floors of office above
dark yellow: residential w/ townhouse frontage (up to 8 floors)
light yellow: rowhouse/townhouse
white: residential towers (12-20 floors)
blue: community oriented program
green: pedestrian mews/open space
