Regency's new project on 123st/105ave, "High Street District Properties". Doesn't look terrible, but not amazing either.

Looks like 🞵🞵🞵🞵. Sooo suburban and with cheap exterior finishes. This should not be allowed downtown.

I disagree. While there could be improvements it works for that part of Westmount. It has decent integration with the street, uses a variety of materials and articulation to animate the facade.

Sure...123st/105ave is Westmount??? It really is fringe downtown. It is on a prominent road into the core. IMO it looks like 🞵🞵🞵🞵.

That address is a bit more tucked than you think. It actually resembles the rest of the buldings in that vicinity so it doesn't make it terrible.

Yes, it is Westmount. And Its quite tucked away...I guarantee that most people who commute down 104 Ave have never seen it.

They are just finishing the exterior.

Norquest, not really sure. It would be nice to see some activity this summer.

I was feeling nostalgic last night, so I dug deep in this forum to the 2007 construction page. Man, how things have changed! Weird being able to see 6 years in the past, don't remember posting anything back then.

It has a ways to go. Still uncovered OSB for the most part.

And I agree with those who are hating on the street interaction of this thing. I am truly sick and tired of this suburban scheme being implemented for so many of these centrally located mid-density residential projects. Just because the surrounding late 90s early 2000s sh!t was poorly designed for its location doesn't make it acceptable to keep going with this model.

Why does the fact that it's 'tucked away' justify not having to animate the street or give back to the community whatsoever? It's only a block off an up and coming commercial drag. IMO it's streets like this that have the potential to utilize and build upon the excitement of a 124th street to create a layered district around it; an urban neighbourhood with a richness that offers more to its residents than say the medium density wastelands that surround Mill woods Town Centre.

I agree. Many of you have talked about increasing residential density in order to help make the 124 St strip more vibrant. Well this would have been perfect for a high-rise tower.

I'm basing my opinion on what has been built in the neighbourhood in the last fifty, sixty years. It is pretty much the indigenous form for this region. Edmonton has built itself to be open to the sky and the patches of green around each building is a common theme in the Prairies. If it was any higher density, I would be a bit more demanding of its amenities.

At that base level, it does not fail. It doesn't climb much above the base level but that's ok, I guess. Could be better.

While I wouldn't be opposed to adding a few floors to this development, I don't think the density is the issue here but rather its the TYPE of density. We have the opportunity in this district (including the molson and crossroad sites) to tap into a potentially dynamic commercial strip and TWO lrt stations. These are unbelievably valubale resources in terms of urban planning and should be taken advantage of in full.

The result should be a community made up of animated street fronts (ie. row/town house units), well designed open spaces, and a mixture of uses (ie. live work units and commerce + retail that bleeds in from it's commercial edges).

And it doesn't need to be a master-work in urban planning like century park or strathearn heights either, it just takes innovative developers and builders to think outside the status quo of what's already next door like this regency development and god forbid Oliver Square part 2!!

But the area is not the same as it was 50 or 60 years ago. In the grand scheme of things its now in the city's centre. Add to that that it will soon have LRT stopping at it's doorstep and I think it's about time we look at this area with a slightly different attitude than we might have in the past.

To be clear, I am not seeking manhattan-style density here whatsoever. Or even suburban Vancouver density for heaven's sake. I'm just asking that thought be given about how a building's typology can effect its surroundings. And I think this one 🞵🞵🞵🞵🞵!

p.s. I apologize if I'm being too preachy, I blame the Oilers' ongoing suckfest for making me bitter about how things are done in our fair city :p
