There is in fact a new commercial strip there, I believe called "Walnut Place at Summerset," with Hokkaido (a family favorite for us), Ihop, Dunkin Donuts, Original Mattress Factory, a haircut place, and maybe some other stuff I am forgetting. I'm not sure it is entirely the vision you are sketching, however, since a lot of that is stuff being used by people throughout the area, not just very local residents.

Summerset is great. I don't think you could ever have a dense urban style neighborhood in this location. This is great in fill that allows for a higher than average income tax base in the city, and also newer apartments for people that are not looking for Shadyside, Southside, etc style urban older apartment buildings.

Indeed, and I thought the original plan for Summerset only had something like 700 and some units for the entire thing. In fact I want to say this is another example of a townhouses to flats conversion in response to changing market demands.

Incidentally, originally there was yet another phase planned for the area across Nine Mile Run, contiguous with Swisshelm Park. In general I wonder if that is still being contemplated, and if so I also wonder if it also might be reworked in light of changing market conditions.

Are we positive it's actually going to be six buildings of 130+ units or is this only going to be six buildings totally 130+ units? Something seems odd about the total number of more than 700 here...

The way it's written it looks like six buildings of 131 each but maybe they really meant 131 total?

I was going to respond to Private Dick, but it looks like BrianTH beat me to it.

Anyway, I drive on this stretch of Browns Hill Road quite often to get from my in-laws' house in Swisshelm Park to The Waterfront, and I can concur that it's been receiving a good bit of commercial development in recent years.

My wife and I haven't been to Hokkaido yet, but as a seafood buffet, it sounds like a place we would certainly enjoy.

It could also be the next five buildings are not apartment buildings--the article is more ambiguous than it appears at first glance.

As an all-you-can-eat place with decent sushi and a variety of other seafood and non-seafood options, it is a pretty good deal.

I will note, though, that overall the quality and selection seems higher when the prices are also higher (which has led to us overcoming our initial reluctance to go at higher-priced times).

Yeah, I know about that plaza on Browns Hill Rd -- that's been there for a few years now. I was referring to a small commercial district within the Summerset development to be built along Parkview Rd before you get into the residential area... very new urbanist in style with storefronts along the sidewalk/street, apartments and office space on the 2nd floors, and no parking aside from metered on-street and a small amount of parking in the rear for employees and some customers. It was to be designed to provide the basic amenities specifically with the residents of Summerset in mind. I know they were looking at the Kentlands in Maryland as a model... though on a much smaller scale.

A few tidbits from the official press release about the new bar on Fifth Ave across from Consol. The rooftop bar is still part of the plan and the whole thing should open in late summer.

I'm trying to picture this exact spot. According to Google Maps, it should be somewhere near the statue and bank building located close to where Butler Street turns into Penn Avenue.

Where are the apartments being built in relation to that area?

Ah, thanks, I found the location.

It used to be a parking lot, with Mulberry Lane separating it from what looks to be a big, ugly, graffiti covered, purple and white brick building.
