@Cambie and King Ed development: awesome! I was really worried the fencing was just to stop people using it as a drop-off/pick-up zone, which would be a little heavy handed. This will put long-term pressure on the single storey houses west on King Ed to by redeveloped.

@Cambie and 12th (Whitespot development) I agree with the use of brick in framing the balconies is so out of place for the area. If they are going to use brick I would look to the way the did the development near 12 and Arbutus on the old brewery grounds. They incorporated the brick with a mix-medium approach, better massing, and a great street-wall. This one will get distroyed (hopefully) at the review panel.

I don't understand blaming Gregor on the design of some the new development. He and Vision have allowed a development boom -they just rubber stamp whatever the urban design review panel recommend. If he actually got involved with design there would be farms on the roof and bicycle storage on the first floor, etc....

The SPOT&CAMBIE&12 ( we already have an equally pathetic 'The SPOT' on Seymour.. so good reference ) thing is just wrong on so many levels, we should be moving towards designs more akin to Collection45 http://collection45.com/ with our mid-rise and infill projects on the west side. This takes cues from the abomination at Cambie and 16th 25 years ago and is oppressive, dark, depressing, cheap and ...most of all... dated!! We need to put these kinds of designs to rest once and for all, and join the 21st century. At least this grotesque structure will remind all future councils of what not to do since they'll have to endure this eyesore for decades.

I didn't mind the original proposal nearly as much as the current one. I agree that the massing comes off as too heavy, the bricks aren't helping. I do like recessed patios but in this case they aren't helping the bulkness at all. I think this is a case of listening to the udp and the redesign suffering from it as they are just checking off the previous issues w/o reimagining the project.

Agreed. The Arbutus lands has a much better use of brick.

I would like to see a move away from red brick to yellow brick or even gray brick (like the 60s UBC buildings).

The two projects on Cambie north of 49th resemble Collection 45 (as does the one on 41st near Oak).

That's a bit of a low blow for Main Street.

I think it's actually just not very flattering renders, but I would also hope for something better for either street.

My comment was just a reference to the heritage slant of the design and the red brick.
i.e. 1 Kingsway was modified from yellow brick to red brick.
The Riza Alliance project at Broadway & Kingsway will also have red brick.

New rendering is a gigantic improvement. It's more "Toronto-style" less of that hideously dated Blancouver aesthetic.

Thank-fully it's clad mostly with brick and there's is no (or not much) metal panels, which is just as bland as glass. The white part of the building right on the corner of 12th and Cambie appears to be clad with some kind of stonework, maybe the same type of stone used on the city hall building, which imo is a positive thing for this building. The one thing I don't like with most of these new brick buildings are the metal window frames - they always seem to look horrible. I guess wood is out of the question these days.

I don't think size or style matters for Cambie St. I just hope the final product is something of a higher quality than we're used to.

I am not a fan of deeply recessed balconies with brick framing. Just my personal preference but it colours my opinion of the Cambie and 12th proposal.

Yeah, one of the problems with brick and recessed balconies is that it may resemble a parking garage, like Ginger on Main St:

In the 12th & Cambie render, the balcony railings are too low (i.e. they appear to be at knee height).

Wasn't it like 0-8 last time? I guess the minutes for these meetings are not available to the public which is too bad because I'm always curious as to why they (UDP) reject/approve certain project proposals.
