I remember the nightmare that many went through when the legislation got put in place in 2000.. condo associations with zero money, buildings with no engineering reports and no maintenance... All got exposed, and so many buildings were on the "do not buy" list

We never had any problems like that in our smaller, mostly owner occupied unit in the Calgary building either. But there were as lot of long time owners in there.. and no renters as far as I can remember. The McKay building is only 8 years old, and was bought into by lots of younger folks that have since moved on and kept the units as rental. As it is right now, we barely spend any time there, preferring the house in Parkdale. I'd like to rent it too, but I feel for the building a bit, and I don't want to see it get any worse.
it may not lead to a long-term legal purgatory at all... if there is a mortgage most lenders treat unpaid dues and assessments as defaults and will often pay them to retain a "clean" title and then recover from the defaulting party effectively on your behalf.

^ Lenders are pretty much the first payees when it comes to any sort of mortgage default. People have all sorts of liens against property, banks don't just pay them and then go after the owners. Unless the mortgage is higher risk or the lendee has some spotty credit history, I cannot see the banks caring who has a lien against the property. The bank will always get theirs, before anyone else.

Of course this applies to the typical type fines levied by condo boards which are quite small. If (as in the case of our bed bug owner) the amount is in the tens of thousand, that might be a different story. But in that case, we believe that the owner is mortgage free, a lien means nothing until you sell or die.

Our board is taking civil action against the owner I believe... (I am not the legal owner, so I try stay out of it) Don't for a second think that this type of thing is always easy or cheap Ken... There are a myriad of factors that can make that sort of exercise very painful.

Funny thing is that ATB won't be in that tower. They wanted their logo on one of the buildings and Telus didn't want to give theirs up (used to work for ATB when they made the decision to move to Telus).
Heh! I find it funny that ATB would even consider asking for the higher towers logo, considering Telus has been their long prior.

I am a cyclist. Oh, not the kind of hard-core biker who commutes to work when the roads are covered with snow and ice and the wind chill gives you that -42 feeling.

But between April and late September, I regularly ride to work in the downtown core. I use my bicycle to run errands. On weekends, we bike on all kinds of family outings...

Also last week, the City released a report concerning potential downtown arena spin-off benefits. As much as $1 Billion in construction impact, $100m in extra taxes is the economic impact of the new downtown arena, says city economist John Rose.

There is much talk this week about bike infrastructure in our city. While the suburbs worry about losing parking due to construction of new bike lanes (which research suggests they shouldn’t), we are working with local organizations to advocate for quality dedicated bike lanes in the core. Join the Edmonton Bicycle Commuters Society, Oliver Community League and DECL on February 27 at Oliver Hall (10326 118 St) 7-9 pm for a discussion and workshop on creating better balance on our streets for all modalities.

There was also a surprise (and somewhat shocking!) suggestion from Council this week that the Rossdale Power Plant may be demolished if funding can’t be found to preserve it. We think Council needs to take more time to really consider if this is the best course of action. A beautiful heritage building of that caliber and quality does not come along often. Let’s repair the roof and stabilize the structure now, even if we can’t afford to convert into something useful right away. The building is special and deserves to be preserved.

How nice to pretend that this is class warfare between the righteous core-dwellers and the infidel suburbanites. And what a way to win people to your cause: piss on the people you're trying to convert.

^s211, I agree. Removing on-street parking in front of commercial areas that are located in 'mature communities' is something that needs to be carefully examined. I am less concerned with the removal of parking in residential areas for bike lanes. Also, the majority of the people complaining about the lack of parking are those in mature neighbourhoods where bike lanes have been installed.

I guess the question is another pedestrian/cyclist crossing needed over Mill Creek. I think that is the major issue with the cyclists.

Ideally, over the rail lands too. That is a huge E/W divide as a cyclist, with the only access being 20 blocks apart (and Argyll, under the bridge, is not fun to bike).

^ I find the 76th street route quite fine as it is right now... I do see the need for bike lanes but I don't think it's really required in this situation. You're right, 0nce you get to 100st and zig zag your way south of Whyte it gets a lot more difficult. I usually ride right down Whyte, so that solves that problem.

I agree with S211. That comment in the DECL notes is pure self aggandizing douchebaggery.

I don't find Mill Creek really that much of a barrier. We've been working with the city to look at getting the bike lane extended up the LRT to Clairview. Can't beleive that hasn't been done already. That trail, just ending north of the Collesium needs to be a priority all the way up the LRT line, that will drive a huge number of people onto bikes.

Hopefully I am missing your sarcasm.

As a LONG TERM resident of Millwoods for 20+ years, I can tell you that the majority of suburban-based businesses in this area do NOT need nearly as much street parking as what is currently available. Many of the small businesses complaining rarely have all of their spots full, and furthermore after business hours the space is completely wasted.

While I understand the need to plan smart and plan forward, and there are some issues with the current plan, your attitude (for me) does nothing but cement the image that some people don't know their 🞵🞵🞵🞵 from their face in terms of being constructive in criticism and keeping an open mind to the larger picture.

Not trying to be personal, just trying to serve back the same flaming rhetoric with a personal twist.

The suburbs can live with some compromise - eventually, these areas will have to mature and gentrify, and that means higher density if growth continues. It's a fact of life, and those that live in the suburbs actually don't pay their way when you compare the economic, social, and environmental footprint of suburban vs urban.

Bike lanes for all!

As a daily user of 76th for my commute, I am in favor of these bike lanes. I think they'll make me safer.
