I don't think so.

I have a hunch that it isn't a problem we're going to need to worry about long term though. While I'm not crazy about the 'suburbanness' of quite a few of the buildings, they're still infill or intensification. I fully expect we'll start seeing a trend toward larger buildings downtown in the next couple of years that will require more 'urban' construction.

I wonder if the crane being used on this site isn't the same one that was in Shediac. They have taken down the mini-crane as they only used it for the foundation and they are now starting framing of the building.

This is significant, as it signals that many people in Moncton are now realising the provincial and federal governments are not going to help with funding.

Upon the likely outcome of the private sector not biting, and the municipality not wanting to take on so much of the risk alone, hopefully we'll see an end to the T&T running articles on this within the year.

The Highfield space could be sold to developers to build more apartments, however. The core's population may still show an upward trend throughout this decade, despite the loss of Moncton High School.

Make that 3 houses. All sold by the same realtor and all demolished. If someone really wants to do some investigating, how about knocking on the door of the 4th and 5th house and speak with the owners. These are the only 2 houses left on that block, other than the pizza and martial arts buildings.

Someone posted on this site, can't find that post, but mentioned they had some inside scoop on a major development in the downtown area. I wonder if this person was suggesting this site.

I'm also guessing that each of those three houses were bought and sold for around $130,000 each, if not a little bit more, depending on the market value.

At the current pace of the activity on this block, something big must be brewing here.

I was thinking exactly the same thing Budyser

I'm not sure who it was, perhaps lrdevlop, but I recall him teasing us about having inside knowledge on something "big", but when I tried to look for the post, I couldn't find it.

In any event, I think something is going to happen at the old Wesley site, and it might happen pretty fast, within the next year. There are too many hints out there not to think otherwise....

St. George

With all the St. George talk of late, here is a really cool thing off the Downtown Moncton inc. site. It is a Pdf file with all the information about where they would like to make changes on St. George, all the possible locations for growth and also gives the cost of what they plan on doing over the next few years to fix it up.

Good stuff Monctoncore, thanks for finding it.

St. George Street has a lot of potential. Consider the following:
- The Killam proposal next to the Assumption Cathedral which will be a six storey apartment building.
- The rumours surrounding the Wesley site, which again might be six stories or more.
- Plans for ongoing gentrification

Moncton deserves a second "Main Street" downtown!

My prediction: just an apartment building, with a parking lot on the three Dufferin properties.

Hey everyone,

This is not the project I was talking about. The one I was talking about would be a bit closer to Main St.

However, as for this project, someone I know very well who lives on Cameron St (which is just in front of that lot) told me that he heard it would be a ~7 story condo or appartement building... Let's all hope it's true!

So much speculation!! so little confirmed. I'd be nice to get some renderings on a few of these.

things are getting confusing. so far, here's what the speculation machine has gathered over the past year or so for downtown residential development.

1. Cameron and St-George (possibly 7 stories)
2. Lrdevlop's reported project closer to Main (possibly over 4-6 stories)
3. Harper and Main (likely down to 4 stories)
4. Archibald and St-George (Killam properties' proposal at 7 stories)
5. Westmorland and Assumption (old renderings at 5-6 story range)
6. Possibly another Killam properties proposal as per Monctoncore's exchange with KP.

It would definitely be welcome to see some 5 storey + developments going up soon. The Downtown area needs some densification and there's plenty of land available to do so.

comment - in November, 2012, ownership of 170 Dufferin was transferred to the mortgagee (First National Financial GP Corporation). That is why the amount is $1. Notable: 170 Dufferin has been for sale since 2008; the current list price is the lowest since then; the land is undersized at 41 feet x 42 feet.
