It's nice to see some quality mid-rises going up in Toronto, but on this particular picture, L Tower gets all my attention. What a stunning profile !

What a hideous building that second one is. The parking structure just destroys anything visually appealing about this and the proportions just seem really weird also.

I imagine your opinion is going to be a common one, Wishblade.

There are some additional features to be added to the parkade that will break it up visually - some design elements and an exterior restaurant. But not enough that it would significantly change anyone's opinion of the building. You might think, "O.K., not as bad as I thought, but still..." - but that'd be it.

There are elements of it that I love - the glass and panels create very different and beautiful reflections in every light. And it's so open inside - no concrete pillars or anything like that. And the view of old St. John's, even from the parkade, is spectacular:



But I, too, have been concerned about the parkade - since the beginning. It's an unfortunate result of two ongoing factors: the city requires all new buildings to supply their own off-street parking. Developers aren't willing to spend what it costs to blast underground parkades into our bedrock.

Additionally, in this specific case, the building is on reclaimed land, on top of rubble pushed into the harbour following the Great Fire of 1892.

We'll see how it goes.

For now, I'm fine with it because I love the glass so much and because Harbour Drive is so industrial anyway. And our Downtown West End (which, let's say, begins with this building) needs a lot of work. It has a handful of towers but the rest of the lots have roadhouse bar-quality buildings or empty. I just want us to fill it in and this is a great start.

Husky Energy is going to love it!

I think the Berczy is a bit clunky, but the L Tower looks great. A nicer Berczy design might have had a broken up lower facade to maintain the rhythm established by the nearby heritage building and lighter upper floors without large white cornices.

That seems like a ton of parking for such a small office building. (in GTA terms) is there a public parking portion to it? because it seems like there is WAAYYY more parking than what would normally be proportional for a 6 floor office building.

also, is there much transit in St. Johns? I understand that it is only buses, but do they run at half decent frequencies, and have popular heavily used routes? (under 10-15 minutes frequencies)

The Berczy looks awesome. I love how it lines up with the historic structures along front street. This is one of many great mid rises going up right now but one of the only ones to be shown on this site.

I'm always amazed by how other people think. I would never wonder if there was a public parking portion viewing a building like this in another city - it'd just never come to mind, ha!

Yes, there is a public portion - a substantial one, I believe - paid for by the city.

As for transit... we do not have convenient public transit. You simply must have no other options to even consider it. And it's worse than just offering only buses. Winnipeg offered only buses and I used that public transit system ALL the time. Ours is just very poorly planned.

However, we do have a little genius in our group who is probably going to run for St. John's council this fall. Part of his platform will be improving public transit. Here is his idea:

MaRS phase 2 is almost complete. The MaRS complex is supposed to be an incubator space for innovative tech start-ups. The goal is encourage collaboration between scientific research and business by offering lab space, lectures space, meeting rooms, office spaces, etc.

Wow that looks wicked! How many square feet is the complex?

EDIT: Wow, just read a bit, apparently it is at least 1.4 million square feet, and that doesn't even include the heritage building.

The original MaRS complex was 750,000 square feet. The new tower will add an additional 780,000 square feet.

A few more pictures of 351 and Fortis Place.

Note how empty our Downtown West End is. It's not even that it's industrial. That's fine. I can handle industrial. But it's just empty. There's nothing. There are so many underused and vacant lots. I really hope we see it fill in soon. There are a handful of major and approved proposals for the area... filling that in is going to make such a huge difference for our city and our skyline.

Visually, 351 is basically the border between the Old Town and the Downtown West End - although there are some modern buildings between it and Old Town.
