As much as I would like to see something happen on the parking north of Multimedia and west of International, I won't get too excited about anything that is being proposed at the moment. The chill is descending and we won't be far behind Vancouver and Toronto. Reality is setting in.

In 5 days I'll be back in my beloved Montreal for apartment hunting (won't actually move until early January) I'll try to take as many photos as I can from the different construction projects. Can't wait!

Being away from Montreal for 5 years really takes its toll on you.

With all due respect gibroni, you've been repeating that line like Moses on the mountain top for at least a year now and in that time span we've seen unprecedented tower proposals with crazy sales to boot and the beginning of a historic condo construction boom. Reality may be setting in, but so far we've had very few worrying signs, if any!

Rico, proposals are a dime a dozen. Anything that is actually being built was proposed 3 or more years ago. Sales built on cheap credit, flippers, speckers and assigners aren't real sales- they don't reflect any real, actual demand. The Canadian economy is flatlining, wages and employment are stagnating, manufacturers are taking a huge hit, personal indebtedness is at an all-time high, governments are cutting back. Europe and China are in the doldrums. To think that real estate can somehow go crazy and magically divorce itself from all of these externalities and realities is quite frankly DELUSIONAL.

Of course, on a site where "Check out the skyline from this angle!!!!!!!!" is considered the benchmark of urbanity... delusion is to be expected.

Welcome home mexi, I myself left too, last year I left everything behind in Montreal and split to the coast. I found nothing for me there, instead I came back less than a year after my departure and have been loving it ever since

There's something about this city that you just can't find in the ROC, no matter how hard they try to convince you otherwise

Honestly it's a question I can't answer; not because I don't want to. I just don't know how to answer that. Montréal has a certain something that is so difficult to explain. It just, draws you in... I'm sure most people here can understand. There's just nothing like it, it may be the culture, the language, the established latino community, the grit and in-your-face beauty, maybe a combination of everything. From the moment I stepped for the the first time in Montréal I said to myself "I want to live here forever and I want to be buried here" and my mind hasn't changed ever since.

I left due to forces out of my control (immigration) but I fought this whole time for my right to come back, and I've finally earned it (permanent residence). Right now I'm in Hamilton and while it has a great (albeit, trashy) personality, I just can't see myself here. So I'm going along with the wife from Dec. 6 - 14 to MTL just to secure an apartment and enjoy the city, then on January I'll move

Referendum stalls St. Henri office project

Sud-Ouest borough mayor Benoit Dorais is furious with a Projet Montréal councillor over her successful bid to stall an office building project in St. Henri that he says would have brought 2,000 badly needed jobs to the area.

The plan to convert the former Archivex warehouse on St. Jacques St. at Greene Ave. into a seven-storey office building has been approved by the borough council. The only council member to oppose the project has been Sophie Thiébaut, the lone Projet Montréal councillor in that borough.

This month, Thiébaut wrote a letter to residents in the immediate vicinity of the project, outlining her concerns about it and inviting those who shared those concerns to sign a register demanding a referendum on the project. Sixty-four signatures would have been enough to force a referendum; 89 people showed up to sign the register on Dec. 11.

On Friday, Dorais issued a communiqué accusing Thiébaut of creating a “climate of fear” around the project, misrepresenting it, and “plotting a cabal” to derail what he says is an economically beneficial and environmentally friendly project for the neighbourhood.

“The Archivex Project is about 2,000 jobs and as many people shopping in the businesses along Notre Dame St., which is the portion of St. Henri that we have been working so hard to relaunch economically,” Dorais said.

The project’s promoter is real estate developer Vincent Chiara of Groupe Mach, a well-known supporter of former mayor Gérald Tremblay’s Union Montreal party.

According to one Groupe Mach document, the project would bring $2.4 million into the neighbourhood per year, based on the hypothesis that each worker would spend about $25 a week in local businesses.

The project requires a zoning exemption because part of it would exceed height restrictions in the sector. The building, on St. Jacques St. at Green Ave., is three storeys high, but the new design calls for about half of it to be seven stories high, exceeding allowed height limits in the sector by two meters.

That exemption had been approved by the Union Montreal-dominated council, but the project is now on ice until the borough decides whether to hold a referendum or kill it.

Thiébaut said residents signed the register because they have legitimate concerns. The borough is developing quickly and in a piecemeal fashion that doesn’t take residents’ needs or quality of life into account, she said.

“It seems to me if 89 people bothered to go out and sign a register about this, it’s not just because they like me,” Thiébaut said. “They don’t like this project as it is, and we should listen to them.”

But Dorais argues the Archivex project is exactly the kind of project Projet Montréal should support. It would be LEED-certified as environmentally sound, would help to densify population around a transit hub (Lionel Groulx métro station), and offer few parking spaces; only 83 spaces for 1,800 workers, which means most would likely take public transit rather than drive.

“On this file, Projet Montréal has proven totally inconsistent with its own claims; I can’t believe that this party would renounce all its principles and is now against the concept of transit-oriented development,” Dorais said.

But Thiébaut said that’s nonsense. The borough has not adequately addressed residents’ concerns about workers taking up scarce parking in the area and about workers getting safely across Green Ave.’s new reserved bus lanes.

Solutions for some of these issues could be found without killing the project, she conceded. But the real issue for Thiébaut is that the sector is developing far too quickly and without an overall vision that residents have approved.

Here are some renders (and a link) from the presentation made to the borough on the project that the kooky councillor from Projet Montréal is trying to stop. It would be a shame for an attractive project like this to be rejected due to NIMBYism.

It's right next to Lionel-Groulx metro, which is a fantastic location for office space since its on the two main Metro lines.

Its absurd to want to stop this building, Its attractive and green, and its imposing without being tall.

After a welcomed absence in downtown, (stupid, needless) NIMBYism proves it still exists just west of it.
