Hey guys About that Old Exchange building PROPOSAL ! , First of all this case is not going to be decided by this council anyway, regardless what the decision will be. I do understand you are student designers or construction workers or maybe even a Real estate agent and you want more projects or more work, however, there is something called Variance Appeal board that will review this decision. Also Court of Last Resort would be the only authority that could make this big big big decision. To the guy that says there is not Authoritative Precedent about this case , Dude , there are plenty it will be unethical to give legal advice without doing your legal research remember ! Authoritative and Persuasive authority in this case . Also dude, what about infra structure i. e. cultural, entertainment ... Just building them is easiest part, let me make it simple for you , the only reason this city is always ranked high in quality of life and things like that , is that 80 square foot Rule. You want this city to become new NYC, that may result in more construction work for you, however, Do You Really Think This city could be another NYC? By the way about that minimum tower distance , yes maybe there is a gap in LAW in DDD , however , Do You Really Think this council is going to fill that gap !!! Are you kidding ? Even Higher Courts do not like to fill in gaps when it comes to business transactions !!!!!!

i don't think anyone can/should take this letter seriously. if he doesn't like how the lighting wil be, then move out of the building to somewhere else. i hate how the government always seems to cater to people like this. c'mon. be the actual government, and govern well. making good decisions on infrastructure, etc. our leaders need to actually LEAD proactively, and not react all the time.

Just wanted to give you a preview of what ll happen to this project buddy buddy !

Who gave you that right, to tell someone to move from their own property? OWN PROPERTY, basically you are saying, hey I need a Job so You need to move somewhere else

because I believe this city needs more skyscrapers ! are you serious? WHO gave you that right to tell someone to move !!!!!!! Would you move out of your place if I tell you it

for Public Policy ! Canada is Social Democratic Country , Democracy. And hey what is government, representative of people. Every single person in this Province and Country, So

they need to take into account both sides of this argument. by saying government should govern , you meant to say government should dictate and force not govern !!!

I would assume a couple of these thoughts are directed at me.

It's pretty hard to pin anything on a RE Agent as far as nearby construction projections go. Is it likely that they know something will happen in a vague sense? Yes. Is it beyond a reasonable doubt that they know zoning laws around here and the extent to which they will be pushed? No, in fact hell no. Unless you recorded the developer making forward looking statements like this or had some written record I don't think you would get anywhere.

If RE agents were liable for this kind of crap they wouldn't say things like this or would carry massive liability insurance policies just like people who have real professional responsibility.

The tower gap may not have precedence around here, but it fits the area and the intention of the CBD. If the caps on this kind of gap are enforced, then any council dumb enough to approve another Jameson house style development will sterilize another block of air rights. The precedence should be to uphold the intent of the CBD, not some council trying to put luxury condos in the middle of the financial heart of the city.

Vancouver may be trying for "ecodensity" but we've still got about 35,000 people per km² to go before we hit Manhattan peak densities. Frankly we've got a long way to go, and yes, I do think the results would be just fine from a livability standpoint.

So, no new furniture for a few years eh?

First of all the burden of proof that you watch on Law and Order or legally blond which is beyond reasonable doubt is for criminal court, Not Civil. Also you
actually made my point, I think you should send a letter to the mayor saying the exact same words and argument, so you are saying that it was forseeable that real estate agents knew that a tall business building will be built on this location, but they knowingly did not disclose it to potential or real customers. I know they do not teach you enough about ethics in Real estate agent school,since that course like a one weekend couple of days course huh ? And let me tell you there are already procedural issue in this public hearing that an appeal of this decision is guaranteed .

I'm also in absolute stitches. There are so many flaws in his arguments, I don't even know where to start, so I won't. All I know is that I will continue to work with "democracy" (not direct democracy, mind you) and fight to have this tower built. Hopefully the developer decreases the gap between the buildings and throws in a $100 IKEA gift card for the pour souls in Jameson House.

I see a comical parallel between the attitude of residents in the building and that of the Poverty Pimps (tm) on the DTES fighting against gentrification. Here we have them simply fighting against office "gentrification".

Where do I sign up to lease space in the new tower?

Do you also want real estate agents to disclose to potential buyers that there will be neighbours living within proximity to their property? I'm sure that will shock every buyer out there. Seriously, I'm now rooting for this project to be approved, just to hear more reactions like this one.

Personally I think too much voice is given to people who don't hold sentimental value in their property. I think concerns of residence in the Jameson house should be irrelevant so long as policies are reasonably being followed, which they are as far as I can see.

When someone lives 50 years in some house, their concerns should hold weight.

When someone lives in the CBD for 2 years their concerns should hold no weight, and I mean none.

All I really see is a spiteful little person who thinks the world revolves around them. I bet they probably are pissed off that the unit they bought is dropping in value and the money they payed in to it cant be recovered any time soon, and likely ever. I bet their just lashing out and trying to lay blame on others, trying to make others hurt too to make them selves feel better.

ps. i am not a student, i am not in construction, i am not in politics, i am not in real estate, etc.

That's very shortsighted. Everyone is entitled to an opinion and should be heard. This should be taken under consideration with everything else so that the final decision is objective, informed and the best decision that can be made.
