I would assume a couple of these thoughts are directed at me.
It's pretty hard to pin anything on a RE Agent as far as nearby construction projections go. Is it likely that they know something will happen in a vague sense? Yes. Is it beyond a reasonable doubt that they know zoning laws around here and the extent to which they will be pushed? No, in fact hell no. Unless you recorded the developer making forward looking statements like this or had some written record I don't think you would get anywhere.
If RE agents were liable for this kind of crap they wouldn't say things like this or would carry
massive liability insurance policies just like people who have real professional responsibility.
The tower gap may not have precedence around here, but it fits the area and the intention of the CBD. If the caps on this kind of gap are enforced, then any council dumb enough to approve another Jameson house style development will sterilize another block of air rights. The precedence should be to uphold the intent of the CBD, not some council trying to put luxury condos in the middle of the financial heart of the city.
Vancouver may be trying for "ecodensity" but we've still got about 35,000 people per km² to go before we hit Manhattan peak densities. Frankly we've got a long way to go, and yes, I do think the results would be just fine from a livability standpoint.
So, no new furniture for a few years eh?
