My bet is Manu 2/102 St. Centre, etc.
That's going to be AAA space. Not suitable for the city IMO

I think they could take care of some of the less expensive/ easier crossings first... 66th st could be changed to an underpass pretty easily and that signal at 85th (?) st could be removed and the traffic routed to the 82nd st interchange... either 124 or 127 could be turned into an underpass and the other one developed into a full interchange, so the only really major interchanges required would be 124/127 and 149

Well, I'm not sure who did their costing estimates, and at what hypothetical lease rates. That being said, it will be interesting to see what comes out of this. We'll get the usual suspects responding to the RFP:
  • Manu 2/102 centre - perhaps. As discussed.
  • Bell 2 - who owns the site now? Oxford still, or does Katz have an option on it?
  • Stationlands 2 - new format perhaps?
  • Katz tower on 103/102 parking lot. (SE corner?)
  • Melcor Tower - but not in the CRL for the arena, so unlikely a viable option.

Missing anything?

It would be nice if the province or feds chipped in a few dollars to remove the lights on the Yellowhead. After all, it is part of the Trans-Canada Yellowhead Highway.

I think the LRT is going to go ahead regardless. We can't just stop upgrading our road system.

I agree that the province should have taken over the yellowhead a long time ago.

LOL... usual suspects ? We've built how many office towers in the past while ?

I think it'll be close to city hall. I really wish it would be at the NE corner of 104 and 101. But I think a pretty likely bet that it'll be Staples lot.. owned by Kaz. I also think it'd be incredibly irresponsible to discount a proposal becuase it doesn't fit into a CRL zone. The city is propping up the arena enough as it is (if it gets built)

Melcor is waiting for Enbridge
Aimco is waiting for Stantec
Qualico is waiting to lease up the > 200,000 s.f that they still have empty in their first tower.
Old ATB tower could be an option, if they decide to just go with the space they need right now.

And you have to look at what kind of lease rates new construction will support. That would sure be rich if the city were to commission new space and pay the highest lease rates in the city just so our illustrious mayor can continue with his legacy plans.

Had lunch with a couple guys in the industry and this came up. General consensus (amongst them at least) was it would be a WAM building either on Staples, or Katz's parking lot similar as per their pitch for ATB.

I would honestly believe the CRL has huge implications.

I agree. The road system needs upgrading too. As long as the LRT has the priority in this case. I just get scared of the $800 million price tag. That's a lot of cash.

But didn't the province hand the Yellowhead over to Edmonton and the Deerfoot to Calgary?

Where do you think most of Edmonton's capital funding comes from? But yeah, the feds aren't pulling their weight anywhere, but a national 30% match would be insanely pricey. Only 1 taxpayer and all.

The Ministers over time have expressed wishes that once the Calgary Ring Road is done enough to provide a Deerfoot bypass, that it is possible Deerfoot would be returned to the city. Nothing is set in stone.

Well, that fire this morning was a lot bigger than I expected.

I thought it was a house on fire on 87th Ave along Meadowlark, but no, a strip mall. Never really used it (too far from JP, no real uses when at the medical clinic across the street.) Will be curious to see if something takes its place promptly.

City can redevelop airport land without redeploying helicopters

Richard Albert
Edmonton Journal

Saturday, October 13, 2012

CREDIT: John Lucas, Edmonton Journal
Edmonton Police Service's Air 2 and other helicopters could use a small piece of the City Centre Airport without disrupting plans for an innovative, sustainable community, argues reader Richard Albert.

Re: "Airport development means fleet must move," the Journal, Oct. 8.

In its single-minded effort to erase all vestiges of the City Centre Airport, city council has shown an astounding lack of common sense.

The latest example is the need to now find a new base for the Edmonton Police Service helicopter unit.

If council had chosen to retain just a small portion of the airport property for helicopter use, all of the current heli operators - most importantly STARS air ambulance, the police service's Air 1 and Air 2, and the occasional RCMP helicopter flight - could have been accommodated at minimal additional cost. Or most certainly for only a fraction of the tens of millions of dollars needed to buy land and equip new facilities for all of these operations...

The province wanted a central freeway in Edmonton. (Think 101 ave, 98ave, James Mcdonald Bridge, Mackinnion Ravine, 16A). Edmonton wanted no part of it (especially the ravine/river valley freeway part) and pushed for the industrial freeway (today's yellowhead). The province, from I've been told, said okay, you do it your way, and you pay for it. See you later.

Deerfoot switched to provincial control circa 1999-2001. This sounds more like 1960s era grants.
