LOL, this is not the exact same team at all. One King West was the brainchild of former Toronto developer Harry Stinson. Both Mirvish and Gehry have the history and portfolios behind them to prove they are not just dreamers but doers. You obviously don't know the very deep pockets Mirvish has and influence in this city to match it. The Mirvish family didn't become the wealthy family they are now by chasing dreams and paying people for pies in the sky.

Gehry is a designer and I'm sure he has hundreds of concepts for everyone he has seen to fruition. Do you believe the dozens of tower models on display and the three chosen at the announcement where specifically designed for this project?

Mirvish was one of Harry's financial partners. He got fooled and lost big time.

Mirvish has money and connections but, no where near the money to develop the first phase or the connections to get it built. I can't see anyone touching this with a ten foot pole. It's going to be a long drawn out approval process followed by a massive marketing campaign to sell 900 overpriced units in a fizzling market. To top it off, one can expect construction overruns to be off the scale which is deadly in condo world. Every major developer has tens of millions invested in their own projects and they all see the darkness on the horizon. For example, the last thing Menkes can afford is to have a $75 million dollar parking lot sit there for the next decade.

Forgive me if your reply was in jest, but if you are serious I'm shocked.

You've been around enough to know how much money is needed for a large development, not to mention a 3x90 storey Ghery designed showpiece. You really think a showtunes peddlar who owns an oversized thrift shop to boot has that kinda money? Mervish is doing fine but he in no way has developer sized pockets. Not this size at least

And just incase you forgot One King West was Stinson, Mervish and Project Core. This one is Mervish and Project Core. Only thing missing was Stinson and as much of a hack as that guy is he's the only reason One King got built.

I'll repeat what I said earlier, this thing is just a dream until these guys can find some one with money and the development knowledge to build this thing. Only problem is once they do the developer will cost engineer the project to oblivion.

I think it's a given that a major developer will come on board. There's money to be made. Whether the Gehry designs will survive that whole process is another story.

You forgot the "if"

I think it's a given that a major developer will come on board if there's money to be made.

Right now it's a bunch of sketches and a couple wooden models. I don't see it as a selling point to developers with re-zoning in place either. Most major residential developers all have their own development projects to get off the ground. It will take a long time for them to divulge of the sites they purchased at boom values. Taking on a new 900 unit tower will take up most of their time and energy for a good seven years while the market drops back down to reality. This doesn't mean there isn't profit to be made however, its a given there is more profit to made with "quick to sell and close" scaled projects. The days of 200 signed contracts after an opening weekend being commonplace are likely over.

Let's Look at the Major Developers and their super projects:

Tridel - 10 York - 68 Floors ( Was a megaproject, now, not so much)
Menkes - Harbour Plaza 66 /62 Floorr (Was a megaproject now, not so much)
Great Gulf - 75 Floor One Bloor (Wow! Still a megaproject)

Canderel - 78 Floor Aura Tower (Still a Mega Project)
Canderel - 60 Floor -460 Yonge (Not really a megaproject... but still worth a mention)

Cadillac Fairview

Simcoe and Front Project - 222 meter residential and 234 meter Office ( Still a megaproject)


None of these guys can jump in bed with Mirvish, but I've been hearing that Harry is lonely..looking for someone he can keep warm at night. David (maybe Frank too?) might be his man(s)

Do you guys think the Government will come into play with its Strategic Infrastructure fund? Somehow I believe the OCAD Campus was thrown in as a way to wrestle so Government Cash. I have no idea how much this projects would cost to front but the Government could easily come in and underwrite the thing possibly? Do I think its wise for them to do so? hell no.. but for the longest time I have realized there is very little "Big money" in Toronto. Projects like these in other Centres around the globe would not have trouble shoring up cash. They will have to stretch out their hands to attract a possible Global/International money bagger to shore this thing up.

no chance. The OCAD campus is going to be its section 37 funds, meaning that they are not even allowed to apply for grants for it.

Umm, The cultural renaissance a few years ago was a product of government intervention. I can't say whether they like us or not but, they certainly appreciate our votes.

When was the last time anyone heard anything about Simcoe and Front? And I would honestly say Harbour Plaza is still a megaproject, like come on, it's two 200+ meter residential towers and a 160+ meter office tower. That's huge.

Breaking News

Renderings for the much anticipated redevelopment of the Metro Toronto Convention Centre by Oxford Properties have been released. The project would potentially involve a casino, hotel, new convention centre, retail, residential and office space. There would be four towers in total. They would also build a new park over the train tracks. It looks like the two easternmost towers are close to supertall height, but it's hard to tell from the renderings.

Great looking proposal. I like the idea of a park over the train tracks.
I realise the rendering is just for illustration, but those two hotels look to be where there's the RBC office on Front now. Presumably that's part of the complex that will be bulldozed?

Anything that adds access like that over the train tracks is an instant plus in my books. Two nice looking towers is just a bonus.

There are some significantly big buildings (i believe the Intercontinental Hotel) existing now where those proposed towers are to go. Is the plan to demolish those hi-rises over the convention centre for this project?

I assume the whole complex, convention centre plus dual 15 story buildings, would be demolished. Although the proposal for the new centre looks significantly smaller than the existing one.
