A "guy with a store in the area" isnt going to change anything... and 30 billion dollars worth of transit infrastructure needed to offset the increased amount of people living there??? Who wrote that article? Toronto should be able to build a couple of brand new subway systems for that price...

Exactly. 30 billion? I'm pretty sure the University Line extension in Toronto is only 3 billion on its own. Hmmm some people are dumb.

2.1 billion.

DRL is estimated to cost 5 billion though for around 14km.

It was estimated at 2.1 in 2006, then revised up to 2.6 in 2008. I'm sure it will break the 3 billion mark.

Makes me wonder why the renders show the tower being taller than IceII...

The real problem with the article is that it implies that amount of money is needed just for King st. alone, just for that project alone, not even considering the rest of downtown or the rest of the city.

How many people does it carry? It's around 400,000 trips per day, or 200,000 people right?

What is our population growth rate? Wasn't the GTA growing around 100,000 people per year?

So, to allow the total new population growth to use subway services, we need to build one new University/Spadina sized line from downtown out to the edge of the city every 2 to 3 years?

Obviously, that isn't what happened over the last 30 years. Most of the population growth drives, some take GO transit, and some take the bus. If you wanted to build out the TTC and GO rail infrastructure to carry an additional million trips per day, 30 billion probably isn't far off.

A subway or two servicing the dense downtown area would be several times more expensive than building one under a greenfield. It's a big part subway construction has moved to the suburbs; more kms for the buck. The DRL would be largely at grade using existing rail corridors.

Regardless, I don't know why people are obsessing over some dude's calculations anyways. His math doesn't in any way invalidate his concerns. Oh yeah, unimpeded growth over smart growth is good for supertalls!

Well this is the exact same team that did One King West so don't be surprised. A little side note too is that for as nice as OKW looks it was an economic bust.

This is my biggest reason for discounting the Mervish development. Anyone can pay Ghery a fee to propose some pretty buildings, the bottom line is these guys have no capital and no developer to build this massive plan.

Especially as it will make not an iota of difference to the views of those NIMBYs who were opposed to the height of the original proposal. It's accomplished nothing except reduced profits for the developer and less optimal land maximization.

They need a big developer, Great Gulf, Menkes, or Tridel. And each of those guys each has their own super-project on the go.

Yeah, I wouldn't trust Mervish and Ghery in the least...Mirvish and Gehry, on the other hand.....

They do have the capital, they own, the land, with upzoning is probably worth north of 150 to 200 million dollars.

I'm not sure you are aware what capital is Cal... Land equity isn't going to pay for construction.

Not to mention that 200 million dollars wouldn't build a quarter of this project.

Yep. They can upzone the land and sell it for a tidy profit. The new guy can get Page+Steele or Kirkor to redesign it all.
